Why Is A Regional Listing Site Better Than A National Listing Site?

National listing sites can be overwhelming and very competitive. A regional listing site that focuses on specific communities provides the guest with a larger selection of rentals to choose from in that particular region. National vacation listing sites are very popular, but also very competitive. Advertising on a regional site makes the chances of a guest actually seeing your property much greater than if listed on a national site with hundreds of similar listings.

What Types of Properties Can I List?

You can list any entire property. An entire property is defined as guests having full access to the property and having the property entirely to themselves without having to share with anyone who is not part of their reservation.

Please note that we do not accept any listings that are private bedrooms. We only list entire properties.

Where Does My Property Need To Be Located?

Your property needs to be located on the Gulf Coast, in one of our communities. If you do not see your community listed, please email us to see if we can add it!

How Do I Request A New Community Be Added?

If you do not see your community listed, please email us to see if we can add it! We will research your request and let you know. In the meantime, please select “Other” from the drop-down menu.

Does My Property Need Anything in Particular / Are There Certain Things I Must Provide As An Owner?

Yes. Before your listing becomes active, we will approve your property. The following are suggestions to speed up the process:

  • Bed Linens
  • Cable TV with basic channels
  • Fully equipped kitchens – fridge, ice-maker, stove, microwave, dishwasher, utensils
  • High speed internet or WiFi
  • Mandatory cleaning fee upon guest departure
  • Washer / Dryer

Can I List My Property On Other Listing Sites?

Yes. Please make sure your calendar is up to date to ensure no double bookings.

How Do I Create An Account?

  1. Click on Owner Login
  2. Create an account by filling out the Owner Register information
  3. Enter your first and last name
  4. Enter your email address and choose a password, then confirm the password
  5. Read the terms, then click the box “I agree with terms and conditions.” Sign up.

How Do I List A Property?

Once your account has been created, you must activate it. You will receive an email with a link to activate your account. Click on the link to activate. Once activated, you can list a property.

Go to the Owner Login page. Click on Login. On the left side of the Dashboard, click on Manage Properties. Click on Add New/Edit.Once your property is approved, your listing will go live.

How Do I List Multiple Properties?

If you have multiple listings, you will need to create a separate listing for each property.

How Do I Modify My Listing?

Go to the Owner Login page. Click on Login. On the Dashboard, click on the area of the property you want to edit. Or click EDIT to begin your work.  Make sure to save all changes you make to update your listing.

Click on Add New/Edit.Once your property is approved, your listing will go live.

Will My Listing Show Up On Other Sites Too?

No. We are currently working on partner sites for maximum exposure.

Is There A Direct URL For My Listing?

Yes. There is a direct URL for each property that you list. You can also access your listings directly by the property number in which it was uploaded to the database and by the property name.

How Are Your Listing Results Sorted?

The default sort criteria is the following:

  1. Number of Photos with Captions
  2. Updated Calendar
  3. Rates
  4. Owner Activity
  5. Reviews

Photos: Properties with more photos appear above properties with less photos

Rates: Properties with rates appear above properties without rates

Owner Activity: The more often you login to your account, update your listing, etc.

Random Sort: Listings with an identical status are randomly re-sorted every hour

Do I Really Need Photos?

Yes! Listings are sorted by photos. In fact, we won’t approve your listing unless you have 6 photos! Properties with more photos will appear above properties with less photos. Properties with professional photos appear ahead of ones without professional photos. In addition, photos help sell a vacation rental! The more photos, the better.

How Do I Add Photos To My Listing?

Go to the Owner Login page. Click on Login. Select the property you would like to add photos. Click on “Photo Gallery.” Scroll to the “Select Gallery Photo” section. Click on Choose File. You can then select the photos from your computer that you would like to upload. Then click on Upload.

How Many Photos Can I Add?

The maximum is 24. We suggest a minimum of 15.

What Size Do My Photos Need To Be?

Minimum width: 720 px

Minimum height: 480 px

What Does The Image Format Need To Be?

Upload only .jpg image format

When saving a photo, click “Save As Type” and select from the dropdown .jpg

Can I Add Photo Captions?


Do I Need Professional Photos?

No. But we suggest it if you can. We suggest that if you take your own photos to use a camera rather than a cell phone. Cell phone pictures tend to be grainy.

Can I Use A URL Link For My Photos?

No. Let’s say you have a HomeAway listing of the same property that you are listing on our site. You may not copy and paste the URL link of the HomeAway photo and use that on our site. Instead, you must download the photo to your computer and then upload it to the photo gallery.

How Does An Interested Renter Contact Me?

Renters will contact you directly by telephone or by sending you a message submitted by a form from the website. Your contact information is displayed on the listing, but your personal email address is hidden.

I Responded To An Inquiry, But The Sender’s Email Address They Provided Is Incorrect. What Do I Do?

Unfortunately, if an email address bounces back, there is nothing we can do on our end. Form based inquiries ask the sender to enter an email address. There is nothing we can do on our end to verify that the email address is legit. It is up to the sender to correctly type in their email address.

I Received A Suspicious Inquiry. What Do I do?

Inquiries asking for any personal information, banking information, asking you to wire money, or participate in an unusual bank transaction is a scam. We will never email you asking for personal information. If you believe that you may be a victim of fraud, please email us immediately to report the incident. How Much Does It Cost To List My Property?

We offer one subscription level at $499 a year. 

Annual Subscription:
We offer one subscription level.  The quality of your listing will help with the ranking of your property on the site. All things being equal your property will rotate with other properties of equal ranking.

There are no additional costs, fees, or commissions

Do You Offer Any Discounts? We do offer discounts to list more than one proeprty with us. Click on "Discounts and Offers" for current discounts.

Yes. Our discounts are based on the number of properties listed over the last 12 months.

Can I Pay Per Booking?

No. All of our pricing plans are annual subscriptions.

Can I Cancel My Annual Subscription At Any Time? Will I Be Refunded?

No. A subscription term is 12 months. You can choose to not renew your subscription plan, but you can’t cancel it before the 12 months is up. You can choose to make your listing inactive, but you will not receive any refund or be pro-rated the difference.

What Happens If I Sell My Property? Will I Be Refunded?

You will not be refunded if you sell your property. Please remember to delete the listing and notify any future guests who have reservations.
