My girlfriends and I have made a trip to Sandy's Condo every year for the past 8 years. The Condo is super clean, well stocked and has plenty of room for everyone. As nice as the condo is, when we are not on the gorgeous beach, we are on the spacious balcony. The view is incredible! We treasure our annual trips together and will continue staying here as long as Sandy will have us.

We enjoyed our return stay at Sandy’s Summer House. Grandchildren had a blast was their first beach trip. The older is 5 yrs and was saying that finding sand dollar was sea money. The keyless entry is wonderful it is very convenient not having to keep up with who in the family had the key. If you are looking for a stunning condo for your next beach vacation, no need to look any further. My family and I stayed for 10 days at Sandy’s Summer House and could not be happier with our stay. The place was perfect for our large family of 8 and it fit us comfortably. The kitchen was fully stocked with all the essentials for cooking. The condo was incredibly clean and you could tell there are many recent upgrades to include a new master bathroom and beautiful new furniture. We sat on the balcony each morning and evening watching the planes go by and searching for dolphins on the INCREDIBLE wrap around balcony! I mean this balcony is massive and you have access to the balcony from every room! The location is close to everything you could think of including restaurants and grocery stores. Sandy and Dean were so accommodating and their place is so incredible that we will be booking this condo every year for our family vacation. Thank you so very much for sharing your BEAUTIFUL condo with us and for giving us the best vacation we could ever ask for!

This condo is exactly as described plus more, it is a luxury home away from home. The owner, Sandy, is wonderful to work with, is available for any question that you may have. Condo has keyless entry-makes for an easier vacation! This condo has a fully stocked kitchen for any cooking needs you might have. Condo is decorated tastefully, appliances and furniture are updated. Bathrooms are stocked with plenty of towels/wash cloths and the showers have plenty of water pressure. The wrap around balcony is a bonus, each bedroom has doors to balcony as well as door from living room. Wonderful place to watch sunrise/sunset, dolphins playing and eating meals. Balcony has huge table, plentry of chairs including rockers and lounge chairs. This condo even has beach toys for your use and a high chair for your little ones too. We found jigsaw puzzles and cards for our use in case of rainy days. This condo has everything needed for a wonderful vacation. Can't wait to visit again!

We stayed in the Condo for a full week. There was 6 adults and 9 year old. The view was amazing. We were there when the tropical storm was happening and only had 1 day it rained and we still did beach, putt putt and arcade all that day. A little rain but amazing weather after. This Condo is fabulous. The bedrooms were great, beds comfortable and the balcony was amazing as it wrapped around. We did the beach and the pool at the location and the pool was great also. I can't say enough good about it. I am planning on going back and will stay at the same place. Beautiful condo!!!!

I cannot day enough about this condo.. more like a home away from home . Beautifully decorated with all the amenities provided in kitchen that you need. Sandy is the nicest person to work with .. she’s always very timely on responding. She personally makes sure everything is perfect ! You aren’t dealing with a managing service !! Beautiful Condo, Kitchen remodel turned out spectacular. Roomy Living room feels like a house. Walk in Shower in Master bath is nice feature. Views from the condo were as good as it gets. Can't wait to return.

Here you are, looking for THE perfect vacation spot. Everyone is counting on you. Decisions! Let me help make this easy for you. I have been sharing my Summer House since 1997. Listening to what my guests like, what they would expect at their dream destination. I can't control the weather, but I can control meeting your expectations at my Summer House. That's why I have an 80% repeat guest list. I share in their anticipation of seeing what the latest update is to the condo as it is updated in some way every year. And I am here to answer any questions, just text, email or call. I know how hard it can be to make a decision, let me make it easier for you. I have over 110+five star guest reviews. "My brother and his wife, from Ohio (me too originally), loved your place. They will come down either in late spring before kids are out of school or early fall after kids are back in school. We have rented places on Tybee Island, GA; Jekyll Island, GA; St. Simons Island, GA; Sarasota, FL; Boca Raton, FL; Ft. Lauderdale, FL; and your place topped them all with more value for the dollar. The view was to die for. And the options made the weather a non factor. By having the beach, an outdoor pool, and an indoor pool, it didn’t matter what the weather did, you were still going to have a great time. My wife used the exercise room every day. I brought two binoculars, you had one pair and a telescope, wow. My brother loves to fish and caught 4 fish by fishing the surf. My wife brought her laptop, I brought just my ipad. We were not expecting wifi. BONUS! That was great. The kitchen was really stocked well with just about anything you needed. I love to cook and we had all meals in the condo except for one. You even had a slow cooker. I love those for putting something together and six hours later you come home to a meal hot and ready. The washer/dryer was great. We did clothes the on Friday before heading for the Beau Rivage, MS. The night we went out for dinner, we had chosen three restaurants from the info you sent. Taking with locals, in grocery stores and shops, we settled on the Original Oyster House about 15 min away on Rt 59. Best seafood meal, it was delicious and price was reasonable. My brother and his wife are coming to visit in May. I can’t commit yet, but I will keep a close eye on availability."
Booking with me as an owner, versus a management company or another owner who does not keep in touch with his guests or condo has a huge advantage for you. Management companies and business owners are in this just for the rental income. I am in this to provide you with the best choice you could make on a memorable vacation. I am available at any time...I will provide you with my phone number if you should need me. I don't close up my office at five or for the weekends, I am just a call or text away. Most times I personally inspect the condo prior to your arrival.
This 3BR/2BA NON-SMOKING Condominium is in the Summer House Complex, a class above the other resorts, and a gated community. It has breathtaking views for miles and miles from its 14th floor tiled balcony that wraps around our corner unit. Now, this balcony is SO big you can lay on the lounge chair and still have room at your feet for someone to pass in front of you! ALL of you will have enough room to sit on the balcony at one time, not in shifts! You can watch the dolphins play! Hear the waves, sip that morning coffee in peaceful bliss, see the stars, ships, manta rays, toast the sunset...
FREE WIRELESS INTERNET AVAILABLE IN THE CONDO!!!
You'll be surrounded in luxury in this completely furnished unit with many extras, such as a full size washer and dryer, four DVD players! Flat screen TV's in every room! Master bedroom is gulf-front, with a NEW king bed and its' own door to the huge balcony. The side bedroom now has a NEW king bed too. The second bedroom has twin bunks and a full bed, now sleeps four in one room! And also a 25 inch TV with VCR/DVD! Blackout curtains in all rooms so you might get a chance to sleep in - maybe the kids will too?
Each bedroom opens to the balcony. Two full-size bathrooms - the master has the HUGE walk in shower and was totally remodeled for your comfort and use. The guest has the HUGE bathtub!! Soft fluffy towels for eight, and clean fresh Egyptian sheets on all the beds will be waiting! Every room has been freshly redecorated and updated! We even have a 'butler' to great you! (He keeps all secrets too, what happens at the beach stays at the beach!) Totally equipped completely remodeled kitchen with all stainless steel NEW appliances and EVERY possible item provided -coffee maker, grinder, blender, bagel toaster, all new cookware too!
This spacious corner unit allows extra sunlight to the living and dining room, and spectacular sunsets from the side. Relaxing multi-color city lights to dine by! Plenty of room to sit back and relax. Even on the 14th floor, you can still hear the ocean lull you to sleep! The living room is peaceful and relaxing. Luxury all around.
This luxury condo accomodates EIGHT human beings, regardless of age or size. This restriction on occupation is enforced by the Orange Beach Fire Department and can result in immediate evication without reimbursement of monies paid if this restriction is exceeded by any addtional persons.
PLEASE NOTE HANGOUT MUSIC FESTIVAL DATES ARE SLIGHTLY HIGHER WITH A $500.00 SECURITY DEPOSIT REQUIRED. A LIST OF ALL GUESTS WILL NEED TO BE PROVIDED ALONG WITH A COPY OF ALL DRIVER'S LICENSES OF GUESTS. THANK YOU.

Reservation requires a $300.00 deposit to hold your dates, then will turn into a security deposit which will be refunded once you have left the condo and it has been inspected. Association rules are that renters must be 25 years of age, so a copy of your driver's license will be required with your deposit in order to secure your reservation.
Taking personal checks, or venmo.. Add 3.5 percent if you wish to pay by credit card.

We love it so much, most Saturdays and Sundays you will find us sitting on the boardwalk in front of Building B enjoying the scenery and sunshine! Look for the old couple with the 'Detroit Red Wing' decals on their blue cooler and Red Wing beach towels!

I strongly suggest that you purchase travel insurance for your vacation stay. You can google it, and the price is extremely reasonable. I will not refund any cancellations unless the Governor closes the beaches. My cancellation policy stands as stated below:
*****REVISED CANCELLATION POLICY 7/17/2017, replacing notice provided in informative brochure. Correction as follows:
Balance is due 30 days prior to arrival. If the reservation is cancelled prior to 30 days of the scheduled arrival date, all monies will be refunded less a $25.00 processing fee. If the reservation is cancelled prior to14 days of the scheduled arrival date, then 50% of the rent will be forfeited. The forfeited rental fee will be refunded if the owner is able to secure a rental for the cancelled dates. There are no refunds for early departures other than for forced evacuations due to natural or man made disasters. In the event of a forced evacuation, a credit will be given for unused days. If you have cancelled over 30 days in advance and can rebook at a future date, the $25.00 processing fee will be deducted from your future rent due.
