THE NEIGHBORHOOD

*Located on Scenic Hwy 30A in South Walton County and protected by the pristine white sand dunes of Topsail State Preserve, Cypress Dunes is an exclusive 44 acre gated community with a single access road to ensure privacy.
**Cypress Dunes has two tennis courts and a gorgeous infinity pool and clubhouse that overlook Topsail Hill Preserve State Park and the Gulf of Mexico. The clubhouse also offers a fitness center, observation deck, meeting space, hot tub and an outdoor fireplace for those cool spring and fall evenings and sitting area.
***Topsail Hill is a 1,640-acre Florida State Park that offers wide variety of natural resources including 3.2 miles of secluded, white sand beaches with majestic dunes over 25 feet tall. Three rare coastal dune lakes provide excellent freshwater fishing. Lakes, pristine beaches, old-growth long leaf pines, sand pine scrub, and a variety of wetlands offer a bird-watching and hiking paradise. Visitors are invited to enjoy swimming, bicycling, roller blading, fishing, hiking, picnicking and more.

PROPERTY RULES

*Primary Renter must be 25 years old and present during the stay*
**NO SMOKING, NO PARTIES, AND NO LOUD MUSIC
This is a quiet neighborhood, and in the event of a disturbance, neighbors will call the police.
-There is an entry way camera at the front door and garage
-Wristbands are REQUIRED when using the Cypress Dunes Amenities (Pool, Hot Tub, Fitness Center, Tennis Courts) – the bands cost $50 to replace so please don’t lose them!
-Guests can NOT walk through the protected dune ecosystem in front of the home. The pristine, 30A beach access points are 1.5 miles away (Please see the map in the listing photos).
