We could not have loved our stay any more. The hosts were so incredibly welcoming and friendly. The place was so cozy and clean. The amenities were awesome. Every single detail was PERFECT!

Excellent location in the heart of 30A. Shawn and Eileen are very hospitable! We enjoyed the quaint carriage house for our honeymoon and all the amenities that come with it! The beach cart and golf cart made our trips to the beach very easy. This is perfect for anyone looking for a peaceful getaway to the beach! It really is Beach Therapy on 30A

Amazing place on 30A! Lots of thoughtful details — pink grapefruit scented soap and lotion, thick absorbent towels, quartz countertops, fully stocked kitchen, bag of ice in the freezer, comfy bed, lots of pillows, 2 smart TVs with remotes, doggie extras - furniture covers, bed, bowls, and biscuits, and so much more! Tons of amenities in this quaint community — access to a golf cart, bicycles, pools, the beach, tennis courts, etc. Great location - close to restaurants, shopping, and other places on the Emerald Coast. Eileen and Shawn were superb hosts - readily available and always helpful. Highly recommend the Carriage House for a restful, relaxing stay away from home. Would love to return!

Carriage house was clean and cute. All the amenities were provide, bikes, beach toys, a beach wagon, and even a golf cart! There were shops and restaurants close by. Eileen and Shawn were very welcoming and concerned that we were comfortable for our stay. I would definitely recommend staying here!

My family has been coming down to 30A annually or semiannually since 2016. This was one of our best stays! My 12 year-old daughter and I stayed here to celebrate her birthday. The carriage house was stocked with everything we needed - we flew in from Atlanta and didn’t have to bring anything else except our carryon bags! Eileen and Shawn were gracious hosts and have thought of everything. We used the provided bikes to go to Grayton Beach for lunch. We used their beach wagon, chairs and towels to spend the afternoon at the beach (was not crowded and accessed through gated boardwalk). We used the included golf cart multiple times a day to go to Bad Ass Coffee, Grayton Seafood for a birthday dinner, and Seaside for shopping and lunch. We also went to the neighborhood pools two afternoons. The carriage house was absolutely spotless! Eileen’s communication was perfect, and we are so grateful that we found this gem. We can’t wait to go back and highly recommend booking - you won’t be disappointed!

Our family was so happy to return to Eileen and Sean’s carriage house. Eileen and Sean truly make it so easy and stress free. We love the location on 30A and the convenient access to the {private} beach. It is also a quick drive to some of our favorite restaurants on 30A. We are so appreciative of the pride of ownership that continues to show--the carriage house was spotless with new and easy-to-use appliances. Everything was set-up for us, and the only thing we needed to do was get groceries. They provide beach toys, chairs, and towels. Having two pools to come back to after a day at the beach was such a bonus for our kids. We can't say enough great things about staying at this location. And we're already looking forward to our next visit.

We had a great time at Beach Therapy 30A. The hosts were very accommodating and friendly. Everything you need is provided. Eileen provides all the beach toys, bikes, chairs, boogey boards, umbrella, ice, toiletries, kitchen needs and I could go on and on. -And the golf cart was great, we only drove 2 times. We really didn’t need our car. There is food and fun within walking distance. We hope to be back. Thanks for a wonderful week!

As someone who visits 30A several times a year, I cannot even begin to describe how immaculately clean, cute, and well stocked the carriage house was. We enjoyed our stay at beach therapy 30a! It was a quiet area with tennis courts, pools. The golf cart was a hit with our kids who loved the nightly ride to the ice cream shop that was very close! Beach Therapy 30A is just that … therapy for your soul! After a two-year hiatus from 30-A, this was a great welcome back to our favorite beaches! Eileen and Shawn are wonderful hosts and the space was perfect for my husband, myself and our pup! They even have dog treats!?? They have thought of everything! Beautiful furnishings, comfy bed, nice screened porch and even a little fenced area for the dog. We didn’t cook but there’s everything there if you wanted to. The golf cart is great for getting to the beach and around 30A quickly and without having to use your car. We had a perfect week, thanks to our great hosts and wonderful accommodations! We will be back!

You will not be disappointed when you book your getaway at Beach Therapy 30A. The owners take such pride in the property and it shows in their attention to detail with everything from a comfortable bed & sofabed, top of the line appliances, soaps/shampoos, linens, etc. This was BY FAR, the cleanest property we've ever stayed at.They have thought of EVERYTHING, so all you have to do is pack your beach apparel and enjoy your time.And we were also made to feel so welcome by the owners. The access to the beach was extremely easy and literally across the street from the complex. Having a heated pool available is also key, especially if you travel in March like we did. Our boys enjoyed swimming for hours in the warm pool after being at the beach. We are excited to stay again at Beach Therapy 30A on our next trip to 30A!

FIVE STARS - wish I could give it six!! My husband and I had a very relaxing and cozy time in this sparkling clean carriage house! Eileen thought of every comfort and amenity we could possible need for a beach vacay - all we needed to do was show up and relax! Golf cart, bikes, beach gear, restaurant recommendations, you name it! The beach is not only a short walk, but it’s flat (ideal and unique to this area I feel). The bed was very comfortable and in a quiet neighborhood with a sunny view of 30A! We are definitely going to be repeat visitors!

What a delightful week in Grayton Beach. It has everything you need. The Carriage House is perfect in every way location awesome hosts cleanliness and all amenities. We especially enjoyed the bikes and golf cart provided to get around. No car needed. Being pet friendly is a plus and I must say it is the best place we have stayed in the many years we have visited beaches. We have already booked our visit for next year. You won’t be disappointed.

We came here for our daughters 16th birthday and they surprised her with balloons and donuts! Location is great in a private gated community and there is access to a beautiful private beach that is walking distance; as the beach is private dogs are allowed. They have beach equipment, golf cart, bikes, games and access to gym/tennis. The carriage house itself was spotlessly clean with high end products plus there is small private garden with a high end grill. We will back in 2021 and would recommend to a couple or small family.

Super clean, very cozy, and extremely convenient, this dog-friendly place more than deserves all of its five-star ratings. The gated neighborhood is quiet, with tennis courts and a pool; you can also get around using the bikes and the golf cart provided. The beach is just across 30A and features two amazing dune lakes, perfect for wading. And Borago, our favorite place to eat at the beach, is right around the corner! Last but not least, Eileen is a gracious and generous host, along with her husband and their two pups. We felt very welcome and are looking forward to a return visit asap!

The cottage was perfect in every way. I would stay there every chance I get.

I can't write enough good things about this lovely carriage house. My husband and I stayed here for a quick kid-free anniversary trip and loved every minute of it. We have stayed in other areas of 30A before, but never directly in Grayton. We didn't know what we were missing!! It was by far the best location on 30A. The Beach Therapy carriage house was spotless (and I am a clean freak), perfectly sized for a couple or small family, and had everything you would need and more. The location couldn't be beat. The short walk to the beach was beautiful and the private beach access revealed the best ocean frontage we've ever seen! It was so cool to see where the fresh water ran into the ocean. This would be a fantastic areas for the kids with the shallow areas. And everything you need for a day at the beach was provided, even a handy beach wagon! My husband's favorite part was driving around on the golf cart. We only used our own vehicle once after arriving. You can get to anywhere in 30A on the golf cart. We went all over and it was so fun! Eileen was such a wonderful hostess. She was so nice and very responsive. We found visiting with her to be one of the highlights of our trip. She provided great advice on local places to eat and shop. I can't imagine anyone having any issues with this property. Eveything worked properly, the bed was comfy, it had everything you would ever need....I thought it was absolutely perfect. I can't wait to make a return trip with our kids....maybe : )

Big things do come in small packages. From the coffee in the pantry on the first morning to the full range of beach gear, the fat tire wagon to pull it on the sand, and the golf cart to get from A to B, everything was perfect. Eileen is a wonderful host and even had a brand new roasting pan in the kitchen in anticipation of Thanksgiving cooking. Can't recommend highly enough!

The property was beautiful and the carriage house where we stayed was perfect for us. The owner went above and beyond to make us feel welcome and safe regarding cleanliness during Covid. We would definitely return for another visit.

If you’re looking for the perfect couples getaway, look no further! This place had everything we needed and more. The location was ideal since you’re so close to the beach as well as restaurants. The carriage house itself was super clean and beautifully decorated. We also loved having the screened in porch. The golf cart, bikes and beach gear were a wonderful added bonus! Eileen was so easy to communicate with and we can’t wait to book again!

This house has it all! We recently vacationed with four families each with two adults and two small children. The house accommodated us perfectly. The “bigger” kids stayed in the bunk room and the two bigger rooms had plenty of space for a pack-n-play. The huge dining room table accommodated all of us each night for family dinners. Eileen is such an incredible host. She runs the house like a hotel. You won’t need anything. She even supplies gourmet coffee and luxury soap and shampoo products. The best part of all is the garage. The garage is loaded with toys for all ages: beach chairs, umbrellas, kids toys and beach games. She’s even got flashlights and nets for crabbing adventures. The house even has all the equipment for a huge shrimp boil, which was a blast. There is a walk to the beach, but the private beach is worth it. We are looking forward to next summer!

Perfect rental for our family. Home is Very comfortable, well furnished with everything you could want. Beach is a convenient 10 min walk.Couldn’t ask for a more pleasant stay.

We’ve been traveling to 30a for over 15 years and this is my favorite spot so far! The location is perfect situated between Grayton and Santa Rosa proper. The golf cart makes it so easy to get around! This home is absolutely gorgeous! All of the amenities they provide are perfect and make the stay so enjoyable and easy! No need to bring anything but yourselves swimsuit and sunscreen! It’s the perfect home for two families! We have already booed for fall!!

My family and I have been to 30A many times, but this trip was different. Eileen has created a multi-dimensional setting with her incredible home, the location and her desire for guests to maximize their experience.The home is absolutely stunning. The rooms and bathrooms are spacious and have more than the essentials, to ensure a comfortable stay. The living area and kitchen are setup with everything you need to entertain. And the garage is stocked full of bicycles, beach toys, games and a licensed golf cart to hold 6 people and take out on the road from 30A town to 30A town. And the pools in the neighborhood are a great add too, for non-beach days when you still want to jump in the water.The location is perfect. You can access all the towns on 30A with your golf cart. You have a short walk to a private beach. And 98 is just around the corner, if you want to drive down to Sandestin or Destin.Eileen took care of us in every way — she made sure we understood all there is to do in the area and helped us mold a plan to have the best time. She also listened to our experience to find ways to add to her home and offering, for the next guests and our eventual return later this summer.So thankful for the setting she’s created and excited for anyone else who gets to experience it!

We had a great trip and a large part was because this house. Everything you need and more plus some at this house. From the kitchen items to the beach items, you had everything you needed and more. House was extremely clean and amazing quality products all around. Bunk room and games were a huge hit for the kids.

we really enjoyed our stay in the carriage house! eileen made it super flexible for us as we booked extremely last minute, which added to our enjoyment of a quick weekend away. the carriage house was comfortable and had everything we needed. it was so great having access to wonderful beach chairs, umbrellas, bikes, etc. right on the property. all you need to do is pack your beach bag and cooler and eileen will take care of the rest! we hope to be back and have recommended this property to many already! we love grayton beach.

We’ve been vacationing at 30A for 18+ years. Our stay at Beach Therapy is one of the best we’ve ever had. The house is spacious and has everything you could possibly need. The kitchen is a gourmet chefs dream. The owner, Eileen, was great to work with...extremely accommodating and very responsive.

Eileen was so easy to communicate with during the booking process. Once we met in person, it was like meeting an old friend. We stayed in the carriage house March 2 - March 7, 2020. She helped to make our vacation the best possible. We enjoyed the amenities provided and the hospitality that was afforded. We enjoyed meeting Murphy and Reagan and getting some love. We use to stay in the Destin area when we visited Florida—never again. Beach therapy on 30 A is the place to be! We explored the state parks and several beaches, but the private beach was the best! We will not hesitate to recommend Beach Therapy to our friends and family.

On top of being a brand new, beautiful home, the owner, Eileen, has definitely gone the extra mile to make this beach house comfortable for guests. The kitchen is beyond fully stocked, and so is every bathroom and bedroom. The screened in porch off the back is the perfect spot for morning coffee and also worked really well for our kiddos. The golf cart and bikes are definitely a nice touch- you can take them to the shops at Old Blue Mountain or down to Grayton country store. Eileen is full of local information and so willing to share- you can tell she genuinely loves to share her home with guests. We will definitely be back!
