We had a wonderful time. The condo was just right for us. So clean, so nicely decorated. Most everything we needed, and what they didn’t have was explained very clearly in the check in instructions, so we were prepared. Just an overall delightful experience. We would definitely like to go again sometime.

If you are looking for a fantastic place to get away from it all, you can’t go wrong here. The condo offers fantastic views and comfortable place to stay when you and not on the beautiful, private beach. Theirs is a lot to love about the place and Patty, the owner, is the best! She will do anything possible to make your stay that much better. Book it! You will not regret it.

Nice quiet location. Beach chairs are a great perk! Might recommend having more than one key fob for the beach so you can go at different times. Also maybe a full length mirror or at least a wall mirror since there is only one bathroom. Overall lovely place and accommodations

This place was PERFECT. It was just as described. It was the prime spot to a beautiful private beach. Patty was so good to us, she was prompt to answer any questions, she delivered with great success! We want to come back again, we didn’t want to leave..

We enjoyed a wonderful getaway - the unit was perfect for us and the view was awesome! We enjoyed the close proximity to the beautiful white sand and gulf waters. The umbrella and chairs were great too!

We love this place and have stayed at Leeward 1 for the past 8 years. This is our favorite unit thus far with modern accommodations and a killer view on the balcony.

This is an amazing property! The condo is beautifully decorated, exceptionally clean, and right on the beach with gorgeous views and beach front. Beach chairs/umbrella are put out for you each day, which I didn't expect to find so convenient! The surrounding area is also very unique and picturesque, with many good food and drink options. Our time there was so relaxing and wonderful. We can't wait to come back!!

So peaceful and right in front of one of the most beautiful beaches I have ever seen. Our stay was comfortable and the kitchen was well appointed. We will be back!

The property fit our needs perfectly. The property manager was quick to respond to our questions and was very friendly. We love the location! Overall a great time and experience.

Overall we had a very nice stay. The manager was very responsive and we were able to get into rental a little early which was appreciated. The only challenges we had were around not getting/seeing the agreement, dashboard to get some of the instructions. So we had to contact the manager for help with code to get into gate, be able to get beach chairs, etc., but overall not problematic and we had a great stay. We would definitely come back.

Beautiful property right on the beach. Views spectacular and home close to everything. Two suggestions, replace the lockbox at the front door as it was very difficult to open. Looks like others have had same issue. Consider a queen bed for couples. Otherwise highly recommend

If you want to be just minutes from the town center in Seaside…while staying right on the beach, book this condo. The size is perfect for a couple and conducive to long walks on the beach, coffee on the patio and short drives to all the best restaurants and shopping!

The condo was exactly as pictured on Vrbo. It was very comfortable for two and the view was amazing. We went off season and it was easy to call and rent chairs that were put up every morning. The beach was spectacular and the location perfect. The condo had everything needed to cook a few meals in and there were plenty of options for dinning out. We tried Cafe Thirty A, Surfing Deer and Florida Fish house. All were within 5 minute drive and wonderful food.

Amazing location, great condo, very clean, loved the decor and layout, was just perfect. LOVED being on the bottom floor, so easy to see everything and very easy close walk to the beach. Highly recommend and we will be back.

This condo was perfect for the two of us. My husband was on the beach 80% of the time. The beach access with chair setup was exactly what he wanted. I loved that we were close to all the towns, Seaside, Watercolor and Rosemary Beach. We had a lovely dinner at FOOW in Watercolor. I also enjoyed my morning shopping at Rosemary Beach. The Willow boutique is one of my favorite shops. We also enjoyed casual dinners at Seaside. The condo is clean and updated. The bed was very comfortable. The location is quiet and peaceful. There is an area to keep your bike which is great. If I could add one amenity it would have been nice to have an area to park a golf cart. But the rental is close by you could rent it for just a day. I would like to thank Patty our host for sharing her home with us. We really enjoyed our stay.

Everything from the listing, to the first communications, to check-in day info, was excellent. This condo had it all. Any questions were promptly answered. Will definitely visit again.

This condo is gorgeous! It was super clean and comfortable, and the location was perfect! We were right on the beach and walked for miles every day. Every evening we sat on the beach to enjoy the sunset. The Seaside town square is only 5-10 minutes away, and we loved exploring the shops and eateries. Patty was a perfect host. We plan to make a return trip!

We had a lovely "babymoon" here. It is just as advertised, roomy and quiet. Being directly on the beach was amazing. We could sit out on the patio and enjoy listening to the sound of the waves. Patty was great at communication. One thing to note is that the number on Vrbo to contact her might not be the correct number. She's tried changing it lots of times she told me but I guess Vrbo isn't letting her change it. Anyway, make sure you read the packet she will send you right before you check-in, that way you'll have her correct number. Highly recommend this beautiful spot!

The unit in which we stayed and the property itself were exceptionally clean and well organized. It was a top-tier experience, especially for two adults who were seeking a cozy, but high-end getaway. In addition, the owner/host made the process very forthright and easy. For sure cordiality and communication were in ready supply and greatly appreciated! Our stay was a fantastic experience and repeatable for future considerations!

My husband and I planned this trip for our 1st wedding anniversary. I wanted something private, remote, quiet, and on the beach. I was BLOWN AWAY. This property did not disappoint. We were able to drink our coffee on the back deck while watching sunrises, spend all day on the beach with a VERY convenient and short access walk, and watch sunsets with ease. We were right off of 30A and nearby several of the popular restaurants and touristy things with easy access by car. The host was super nice and accommodating. I will be booking again for sure. :)

We had a wonderful time! My 9 year old loved the bunk beds and the shallow water to boogie board in. Our 3 year just loved being there. My husband and I loved the location and the private beach. The home was wonderful and Patty was extremely helpful and nice.

We just returned home after spending the last week at Leeward I in Seagrove Beach. I wish I was still there enjoying the white sand, sun and waves. We have never been to Seagrove Beach so we didn't know what to expect. We were surprised and amazed at what a great place this is. The condo we rented for the week was right on the beach. Walk out around the side of the condo, type in your secret code into the keypad and open the gate and you're right on your very own private beach. The property owners have hired a third party to set up beach umbrellas and chairs each day for your use. It's included with the rental. They are set up each day before 7am and taken down around 5pm or if there is inclement weather. There are tons to do if you want to get out. Great restaurants and shops are within walking and biking distance. Kayaking, paddle boarding, boogie boarding, snorkling right off the beach, biking and fishing are readily available. There are places to hike at Grayton State Park, Camp Helen State Park and Conservation Park but we never went because I parked my butt on the beach whenever possible. Places like Rosemary Beach and Panama City Beach are a drive away but we never felt compelled to visit because there is so much to do (or not do) in Seagrove Beach. The condo description is very accurate. It is very pleasant and comfortable. Bring a blender if you want to enjoy frozen drinks. The fridge is very spacious and the ice maker works great. The washer and dryer were great to have, especially if you have kids. Watch out for bikers and golf carts. They are everywhere. The water is great. Nice emerald green most days. The local restaurants were great. Most take reservations. I recommend you make reservations 3-4 days prior to get the time you want. I highly recommend this place. I definitely could have used another week here. I'd love to return next summer. Hopefully we will.

Perfect stay for a family of 4! Right on the beach. Private area. Chairs and umbrellas set up by 8 am every morning. Very clean. Close to everything, but still feels private and not overcrowded. Owner was very helpful and responsive. We will definitely be back!

Extremely easy. It was very convenient being on the first floor. The owner communicated within minutes by text. Very clean and well kept. The beach is right at your back door. We were really glad beach chair setup was apart of the rental. It was nice being able to sleep in and not having to beat the beach chair service putting out umbrellas to get a beach front spot every morning. We will definitely be back!

Great location right on the beach and close to other 30A beach towns. We loved the property with only nine total units which made for an awesome beach experience. The chairs and umbrella being included is a nice touch and everything was as shown in the photos. Communication with the owner for check-in was very easy and prompt. We will definitely be back!

I’ve stayed in several of the one bedroom beachfront units in this building and the nearby buildings. This one was definitely my favorite. The condo is beautiful and the location right on the beach is perfect. Check in and communication with Patty was so easy and we had a wonderful stay. Already booking for next year.

We had a great time and were able to experience the gulf and sunsets right from the balcony OR take a stroll from the property to the waters edge.....rode bikes, walked the beach and had a great time. The property is well decorated and has everything you need for a memorable vacation. Also, Patty was attentive and answered all of our questions right away....just a wonderful couple of weeks!!

Wonderful condo right on the beach!

My partner and I stayed here for a quick winter weekend trip. The location cannot be beat and the view from the balcony (the whole living space, really!) is amazing! Being just a few steps away from the beach was amazing. Patty was so great from start to finish. The kitchen has everything you need and the entire stay was absolutely lovely. My husband, 2 year old son, and I stayed here over the holidays and had an amazing time. We have been to this area many times and stayed in many places along 30A. This was by far our favorite. The location to both Seaside and Rosemary beach was very convenient. There were many great places around the property to eat and shop. This was the first time we stayed directly on the beach and it was worth it. The property had everything we needed. It was clean and decorated very nice. Patti was easy to communicate with as we planned our trip and when we arrived. We can’t wait to go back next year!

Patti was terrific. Her property is incredibly close to the water. The location is wonderful. She has done a great job on the interior!

Me and my wife got away for my birthday. It was an excellent room very well kept,super clean. The neighborhood was quiet and close to everything . We rode bikes everywhere...and did I mention we were right on the beach. We watched the beautiful sunset every night sitting on the beach. Patty was also very easy to communicate with via text. We loved our stay and would highly recommend this condo!

absolutely loved this condo it’s on the first floor which was super convenient!! very clean loved the chairs on the balcony enjoying the beautiful view! close to everything. my favorite part was the private beach it made a HUGE difference this area is pretty crowded this time of year and having the private beach just made it safer to socially distance! tents are also not allowed on the private beach which i loved!

From no-contact check-in to the complementary, reserved beach chair service on your private beach (shared only with eight other units) social distancing was not a problem. Other than having pizza delivered one night, we cooked all our meals in the well-stocked kitchen, so we never had to leave the property. The shallow, clear water and the soft, white sand made it the best beach we’ve ever been to on the Gulf. And the condo was conveniently just steps from the water. The beautifully designed condo looked just like the listing and Patty, the owner, was available to answer all of our questions. We will recommend this condo to all of our friends and we would l definitely stay here again.

This was a perfect spot for a weekend getaway with our family.The views are spectacular. The kids loved their bunks with reading lights and we loved the location. The condo is perfectly situated to enjoy the best parts of 30A. We would definitely stay here again. One thing that always worries me about condo rentals is cigarette smoke. I knew the unit would be smoke free, but the building is smoke free as well!

This quiet, beachfront condo was a five stay. On site parking, quiet inside, minutes from all the hot spots and steps from the beach are some of the perks of staying in this condo.

We had a fabulous time! You can’t beat this location... the unit was quiet and well appointed. Beautiful high ceilings make the condo feel super spacious song with its cozy nature. Patty was extremely easy to work with!

The view from this condo is just completely outstanding your right on the water. The beach chair set up daily was nice as well. The beach area was marked private so I made it less crowed. Unfortunately you can hear your neighbors and I would recommend that you replace the mattress in the bedroom . Most uncomfortable .

We had a great stay! The condo was very clean (and I have high standards), comfortable and close to restaurants/grocery/downtown and walks onto the beach. I recommend picking up toilette paper w your groceries tho - We thought toilette paper was provided but they only had one roll available.

Everything about this vacation rental was perfect - right on the beach, close to great restaurants and shops, very clean and comfortable. Two chairs were set up every morning and we just walked right out. Such a wonderful relaxing place to go. Patty was fantastic and so quick with her responses to any question. My husband and I stayed here for a nice little marriage getaway while leaving our FIVE kids at home with grandpa/grandma. It was wonderful! Patty was an extremely gracious host! She over delivered by having the property ready several hours before it was needed to be. She was very responsive to texts and phone calls. The unit was clean and looks just like the photos. A few things that might have made the stay a little more comfortable would be: -The bed is pretty hard, it might be nice to put a foam memory mattress topper on it. We did not sleep well any of the nights, but of course the beach side naps made up for it! The extra pillows and blankets also helped. :) -We’ve become accustomed to two sinks/mirrors at home for getting ready, but with just one in this unit, we had to take turns each night getting ready to go out to dinner. Might be nice to install a second mirror somewhere, perhaps in the bedroom? To help with hair/makeup/etc -Hot water tank ran out on us a couple of the nights. Not sure if the temp could be turned up so it lasts longer, or maybe we just like to take long showers! -Noise level above us was very noticeable, but having five kids of our own, we know how difficult it is to keep the kids quiet. This just comes with staying in a condo! We weren’t bothered about it, but thought we’d mention it in case you’re sensitive to noise. 5 star rating because we had a wonderful time and loved this area! Nothing above was negative to move our rating, but definitely worth mentioning in case anyone like us are particular about these things. :)

This property was the perfect spot for our family of four. The location was great, the beaches weren’t overcrowded. The house was clean and it was so nice to have a washer and dryer. Our kids were in heaven with their cute bunk beds and loved being so close to the beach. The owner was so kind and easy to communicate with.

We loved seeing the ocean right out our back door and being steps from the beach! Everything looks just like the photos, and the host was great to work with. We also enjoyed the beach chairs and umbrella that came with the unit...an added bonus! Unit was clean and comfy, perfect for our needs.

As advertised! This was a true haven for those looking for a quite get away from the normal hustle and bustle of the beach. This unit was just as it appears in the pictures and the owner ALWAYS quick to respond with any questions. these "book worms" certainly enjoyed their stay!

Great beach getaway

Loved the bright decor,it’s clean lines. Fresh. Love the view!! And the proximity to the beach and the beach chsirs were ready for us every morning. It was totally equipped too!

We loved being so close to the water. Coffee on the balcony in the mornings. Star gazing at night. With the door cracked you can still hear the waves. The location is excellent.

Just walk down to the beach and enjoy! Everything was well done: decor, amenities to include a good kitchen to cook local seafood and communication from Patty regarding any needs. Will return!

We loved our vacation here. The unit was clean and well stocked. We did bring the recommended items, including towels, laundry detergent, dish soap, etc. the view from the balcony is beautiful. We watched dolphins in the mornings. The chair and umbrella setup are convenient since you don’t have to carry as much down to the beach and the outdoor shower keeps you from tracking sand everywhere. Based on the pictures, I was worried the beds in the hall would be too short for my tall for his age 9 year old but he had plenty of room. The owner is very responsive.

This condo was perfect for our vacation stay. The location on the beach was perfect, and the balcony view was great! The home was fully stocked with everything you could possibly need and more while away from home. It's conveniently located close to restaurants, rental locations and more. We just stayed at Leeward last week. It was perfect with the cutest beach decor. The view cannot be beat. You feel like you are on the beach when sitting on the deck. We watched dolphins jumping around almost everyday. Patty was so easy to reach and helpful. My son broke his arm and we thought we were going to have to change our dates. She was more than flexible and understanding. Thank goodness we go to keep our planned trip the same.

My wife and I have stayed at Leeward 1 for four straight years, and it is the perfect spot for us to relax and enjoy the beach. The unit is well appointed and comfortable and is right on the beach so that we can come and go as we please. We love to open the doors and let the ocean breezes and sounds flow in. We highly recommend Leeward 1 for a relaxing intimate get away.

We are so thrilled that we booked this condo. It was wonderfully clean, for starters. Also, it is decorated really well---loved the floors, the ceilings, the décor. Loved that it is right at the ocean....gorgeous views when you wake up and all day long. So awesome. So easy to run back into the condo from the beach whenever you need to. It was also awesome to be able to walk into the heart of Seaside from the beach--a 2 (ish) mile walk. This was also close to the bike trails and we biked into Grayton Beach to The Red Bar one evening. This place is in the heart of everything and you won't be disappointed. The only mild issue was the people above walking and especially the day the unit above was cleaned was quite noisy, but don't let it stop you! It's far, far worth it and a minimal inconvenience! You won't be disappointed with this place! We will book here again!

It was right on the beach so we could sit on our porch and see all the action.We really enjoyed our visit! Patty has a beautiful home with nice “beach touches” and made sure we had everything we needed. We were close to shopping, restaurants and grocery store. We arrived very early on our check in day but headed straight for the beach until We could check in. The beach is literally steps away from the room. The beach is so nice and there is a great sandbar just adjacent to the condo. Once we checked in the cute condo was so perfect for our family of 4. The place is so nice and super clean. Sitting on the deck and watching the sun go down was amazing. I love just being steps away from our house. I can't wait to go back. Thank you for a relaxing get away!

When we arrived everything was so beautifully decorated and spotless. The views were million dollar views. Great location to nearby shopping and dining. We have been going to 30a for years and we will definitely be returning to this condo😇

My wife and I enjoyed our time at Flip Flops in Seagrove Beach. Patty was a pleasure to work with from start to finish. The view was fantastic and right on the beach as seen in the pictures. The only negative was the bed, but everything else was great. We enjoyed the location of being on the beach and away from the crowded area of Seaside. However, you are able to walk down the beach or street to Seaside in about 30 minutes if you needed. We will be back!

Stayed here for a last minute girls getaway weekend! Couldn't have found a better condo. It's stocked with everything one could need, and the living room was larger than the picture made it appear. We enjoyed coffee, lunch and cocktails on the porch while we socked up the view. Just steps to the beach and was a short drive to Aly's Beach and Seaside. The home owner was very easy to work with and quick to respon

This was the perfect place for us to stay. Loved being beachfront and having coffee each morning watching the sunrise and a glass of wine for the sunset from the balcony. This is a ground floor unit, was great for my husband that uses a cane, easy access. Amenities were all we anticipated, great to have laundry facilities in the condo. The bed was very comfortable. Parking was sufficient. Access to beach did have stairs, but only steps away to the sugar sand beach. We were there in January and we loved not having to wait in line at restaurants or fighting traffic on 30A. Our only complaint and the reason for 4 stars is that we could hear the heavy footed people in the unit above us. We were fortunate that they seemed to retire earlier than we did. Hope to return in the future.

Very pleased with out stay. We didn't want to leave! We dined in for most of our meals and we're particularly impressed with the amenities in the kitchen. Property manager was responsive and a pleasure to work with. We would definitely stay at this property again.

Our stay at Robert and Patty's home was wonderful. View was fantastic and condo was very attractive, well-equipped and close to area restaurants, yet tucked away from traffic and such. Met or exceeded our expectations. Would love to stay there again.

Our family had the best time staying here at Fiip Flops! The beach view is breathtaking and it is literally seconds away to access. The condo itself is very well finished. All materials used were high quality and the appliances were new. I highly recommend this location for anyone wanting a true 30A experience on the beach.

My husband and I stayed here with our two children 5 and 2 and we're so pleased with our decision. The condo is more spacious than it appears in the photos. My husband is 6 foot 5 and never felt cramped. We loved being right on the beach and although it was the busiest time of year it was never crowded. We rented bikes with a cubby attachment for kids and biked to Seaside one day and a few times to the Popsicle Store. The owner was available to answer any questions we had and replied quickly.

The condo was beautifully decorated, clean, quite, and very safe and secure. The owners provided clear and concise instructions for rental and use. The location was perfect for spending restful and relaxing time in sun. The beaches were easy to access as were the waves!! Seagrove Beach definitely has the cleanest beaches! I will definitely stay at this condo again... Chris McCain

My husband and I spent 4 nights at this property. The condo was perfect. Only nine units which we liked. Very clean and a lot of privacy. Ocean front!! We had coffee on the deck each morning watching the dolphins. Very quiet neighborhood. Beach is very clean with beautiful white sand. Parking area is paved in cobblestone and very spacious. A very relaxing get away. Can't wait to visit again.

The directions and instructions for gaining entry were perfect. The place was very cozy and comfortable. We have never been to this area before, so we were choosing blind, and when I saw the other units we considered, we made the perfect choice, as it is directly on the sand (wow) and on a quiet street. Perfect stay and when we come back, we will look up this unit again! Owners were super responsive!

My husband and I had a great mini winter vacation at this cozy cottage! Even though it was cold outside we enjoyed coffee and breakfast sitting on the deck every day with the sun keeping us warm and protected from the winds. It was a great place to let the sound of the waves rejuvenate our souls! And we saw those wonderful dolphins three times while on the deck. We saw the most incredible sunset the first evening. Also it's a great walk on the beach to Seaside for lunch. Would definitely recommend.

Perfect location, beautiful beach view and direct beach access. Every morning there were 2 chairs and an umbrella set up on the beach for us. Condo is perfect for 2 people. The location is a little outside of the main tourist area so a little more quiet and secluded which we like. Mornings on the balcony with coffee and the beach view were perfect. Owner responded immediately when we had a question. We loved it.
