Cancellation: Bookings cancelled a mnm of 45 days prior to arrival = full refund less $200.00 fee + tax. Bookings cancelled between 45-30 days prior to arrival = a refund of 1/2 of Rent Charges Total and Housekeeping. Cancelling your reservation within 30 days of arrival will result in complete forfeiture.

We have been staying at Sandestin Resort for several years and have rented from Gibson Beach Rentals for the last few. We enjoy the peaceful tranquility and beautiful grounds of the resort. Our condo is always very clean and has an adequate supply of necessities. The office staff is very accommodating, especially Chelsea. A great place to stay if you enjoy peace and tranquility; the beach just a few steps away, gorgeous sunsets, and a great view of the gulf.

very enjoyable, great view, great location, very clean, wonderful shower in master bedroom,lots of towels. Only minor negatives: TV in Master bedroom very small, lots of lightbulbs burned out.
We appreciate your honest opinion Mr. Lane. We'll be sure to share with the owner. I really wish you had given us a call, we could have replaced any burned bulbs right away. In fact, we leave a pack of bulbs under the kitchen sink just in case it happens after-hours. In any event, we are happy to hear you had a great time and enjoyed yourself. Beachside II 4252 was an amazing place. Beautiful condo on the 5th floor with the ocean in your backyard. Easily accessible, private and the cleanest beaches ever. Great location with nearby shopping, restaurants and Baytowne Wharf Village. Teenagers loved it and we will be back.

The decor was lovely and the space was perfect. I brought 5 teenagers for spring break. The condo had everything we needed and the view was awesome. There was a small lighting issue so I emailed the manager and received response very quickly.

Condo very well appointed and very clean. Especially pleased with all of the kitchen utensils and dishes. Condo very well maintained and if there is a problem it is taken care of immediately. The weather was perfect all month, only one day that was rainy, dreary and cloudy.

Enjoy breathtaking views from the 5th floor; this is a great location to sit on the balcony in the mornings and watch the dolphins play. Kick back and relax in the living room during your stay. The living room allows seating for everyone in your family. Watch your favorite TV shows or even the newest movie on the DVD player. Your covered balcony is perfect for morning coffee. You’ll enjoy a newly remodeled, fully stocked kitchen with all the comforts of home. A glass dining room table comfortably sits 6 guests. Wake up in your master bedroom king size bed with the Gulf of Mexico right at your side. Westerly views from this condo are out-of-this world! Have the benefit of direct balcony access from your master bedroom as well as from the living room. A flat screen TV and DVD player will ensure you won’t miss anything. You will find adequate space for your belongings in the master bathroom with extra vanity space, a huge closet, and new walk-in shower. Bed and bathroom linens are included –all you need to bring are your beach towels! Sleep four comfortably in the guest bedroom which offers a queen size bed and a bunk bed with two twins and direct access to the guest bathroom (also accessible from the main hallway). There is room for 2 extra guests on the sofa sleeper in the living room.

Grill burgers on the poolside grills or fill up your cooler with the huge ice machine located on the first floor. We also have a great gulf front sun deck for some much-needed quiet time. The parking deck and beach access are securely gated for a comfort of mind.
