Payment Terms and Cancelation Policy:
A $250 deposit is due at booking with the remaining balance due 30 days prior to check-in date. A 30-day notice must be given to cancel reservations between 3/1 through 11/30. A 60-day notice must be given to cancel a snowbird reservation. A $75 cancellation fee will be deducted from the amount paid and the balance credited to the guest. There will be no refunds if cancellation is not within the above timeframes.

Very nice condo overlooking the gulf. Owner was great! The cleaning crew not so great. The floors were dirty and bed linens did not have a fresh smell but overall we would go back!
Amy, thank you so much for staying with us and we very much appreciate the feedback. I wish you would have let us know about the floors as we would have had our cleaning staff come back and make it right for you. Our cleaning staff lives very close to our condo and they are always very responsive if we need them for any reason. As for the bed linens, I'm sorry they didn't have the fresh scent you were expecting but we use a hypoallergenic detergent on all of our linens so that they are free of any dyes and perfumes. We do this to protect guests who may be sensitive to those type of environmental allergens. We will do our best to communicate this more clearly in the future. Again, thank you so much for the valuable feedback and thank you for staying with us. We'd love to have you back in the future.

The condo was nice and had everything we needed for our stay. I was able to do laundry and cook meals for my family. We had a great view of the ocean from our room as well. Oh and loved having the beach chairs!

My sisters and I take an annual beach trip. There were three of us this time. One wasn't able to make it. We had a fabulous time! We love to stay on Thomas Drive because there aren't as many people as on Front Beach Road. This condo was perfect for us! The beds were extremely comfortable. It's beach front, so the views are magnificent. The kitchen had everything we needed. And Mike and Jana were the best! Great hosts, great family, great location, great home away from home...What more could you need!!!

We completely agree with you about our end of the beach...we LOVE the Thomas Dr. end because it's more relaxing and less crowded but yet you can get anywhere you need to be fairly quickly. We had a great time on our family vacation. This was definitely the shortest walk to the beach that we’ve ever had. The convenience of where the condo is located is amazing. Everything was clean and really great for the six of us. The owners were amazing hosts, and we will definitely visit again.

We stayed at Mike and Jana’s condo in Panama City Beach for our March vacation and it was the most perfect place for us. The condo was clean, beautifully furnished, and nicely located on the 4th floor overlooking the pools and perfect view of the ocean and pure white sand! What a bonus to have the beach chairs and umbrella included! Having so many restaurants and beach stores to walk to is great too. Mike and Jana were very quick to respond to texts and are so very kind. I would recommend staying at their property, as they really care about their guests.

This property is by far the cleanest, most outstanding property I have rented at Panama City Beach, and I've been vacationing there for 35 years! The condo has everything you need for your "home away from home." Mike and Jana are wonderful at communicating and answered any questions I had immediately! The staff at Summerhouse is very friendly and helpful. I especially appreciated the proximity of the condo to the pools and beach. It is a very short walk to both, and my arthritic knees were easily able to make it to either. The location is perfect; the condo is located on the quiet, family-friendly end of the beach and there are grocery and convenience stores very close by. We visited Pier Park one day and it is only a short drive. The beach chair service is exceptional and a big reason I chose this property. The condo is beautifully and comfortably furnished. We plan to return to this gem, and very highly recommend it to anyone interested in a fantastic experience! Thank you, Mike and Jana for allowing us to stay at your beautiful beach home!

Our family loved our stay! Mike and Jana have a beautiful clean condo and the beach chair set up daily was so nice. Location was perfect with not being in the tourist part of PCB but close enough to all attractions! We will be staying here again.

The location was perfect. The staff was very friendly and helpful. The owners were fantastic. Our son forgot his backpack with his toys in it, when the cleaners came in to clean they found the backpack and let the owners know. Before we even made it home the owners were in touch with us and offered to mail us the backpack. They made our son's day. The only downfall was when we got to the condo there was a funny smell, I think it was from the cleaning supplies that they used but after a couple of day the smell got better.

Mike and Jana’s condo is beautifully updated and made us feel right at home. Check-in and out was a breeze and communication with Mike and Jana was great. The condo was nice and spacious. Very clean, and nice proximity to the beach. Summerhouse is in a more “quiet” area of PCB and it was just what we wanted, very family friendly. If I could give it 10 stars I would. We like to bounce around and try new places, but if/when we come back to PCB, Mike and Jana’s condo will be our go to place. Thank you for opening up your condo for others to enjoy.

The condo was very nice. They just need to leave more than one garbage bag and more toilet paper. We had to buy toilet paper to finish out the week.
Hi Teresa! We do our best to take care of our guests by providing many items of convenience upon arrival but we're unable to provide these items for our guests throughout their stay. Our rental agreement reads, "All linens are provided for you throughout your stay except beach towels. Paper products and soap for the unit are also provided at the beginning of your stay. These include 1 trash can liner, 1 roll of paper towels, 1 roll of toilet tissue per bathroom, 2 dishwasher detergent tabs, 2 laundry detergent tabs, and trial sizes of bath soap and shampoo. You will need to provide any additional items or replacements you may need during your stay." We apologize that you didn't see it before your arrival and we hope you'll consider staying with us again as we'd love to have you. God bless.

The owners Mike and Jana are fantastic! They communicate thru the entire process which is refreshing. The genuinely care and want you to be happy. The condo has an amazing view, super clean and has all the necessary essentials. The check-in was super easy as they just give you a code and you can walk right into the room. The complex is older but very well kept and the pool area is fantastic! The parking is great as its a lot directly in front of the building. We can't say enough good things about the owners and the complex. We would highly recommend and will definitely stay here again. Thank you Mike and Jana for everything!

Family friendly....perfect description! We have 2 young boys and God has blessed us with this place to enjoy as we're doing our best to raise them right. I love the we don't have to worry about their safety or how close we are to the road. There is 24-hr security and we have the peace of knowing our kids are safe. This unit gets a 5 star rating. Everything was as pictured and was really nice. There were no letdowns. No a far walk to the beach and our kids loved the pools. The location was the best part for me because the unit is close to the action without being right in the middle of everything. The owners were friendly and checked in on us to make sure everything was satisfactory.

We had an amazing week staying in this condo! The location is perfect - away from the traffic and craziness - and so convenient to everything you need - grocery, restaurants, and such. The condo itself is probably the nicest I've ever stayed in. It has been perfectly decorated, is in excellent condition, and has everything you need. There were 4 adults and the size was just right. The kitchen is well-stocked, the A/C works amazing, and having the washer & dryer was so convenient. This complex is the perfect size, not too big, not too small. Loved having the chairs and umbrella - a definite plus. Beds are comfortable - I really can't say enough about this unit. Many thanks to Mike and Jana for sharing their piece of heaven with us. Although Alberto tried his best he was not able to washout or blow away our fun! Our condo was ideally suited for viewing the ocean as well as the trees and pool area as the storm blew through. We had plenty of games, channels and wifi to occupy the rainy days as well as a space to "get away" from another if we needed a breather, in condo and in the lobby/game room! The sun came out, the water was wild, but the beach was awesome! Our chairs were SO close to Beach and condo pools and pavilion which is great for old knees! Really looking forward to another visit in the future!

Unfortunately these days happen but we try to leave books, games, etc. in our unit to help families continue to spend quality time together! Sitting under the gazebo on the pool deck overlooking the beach having a picnic with your family (even when it's raining) are some great times and perfect for pictures! Loved the location of this unit in Summerhouse. It’s on the 4th floor directly off the elevator. It was perfect for our family of 4 plus great grandma. The unit was clean and nicely updated.

We love the proximity of the elevators too because we can be at the pool or the beach with just one touch of button and check-in / check-out is also much easier since your vehicle is always close. Great condo, great location... right on the beach. The property is very well maintained... pools, game room and all ‘common areas’ were spotless at all times. Owners were very helpful, providing us with all the info we needed for a hassle free check in/stay. Will definatetly use again.

Loved this condo. Upon arrival, we were impressed with the cleanliness of the unit. Everything was supplied which really made our stay nice. So much room and the kitchen was so nice. The unit looked out on the pool and the beach. The Summerhouse is family friendly and well maintained. Communication was excellent with the owners. My wife and I with our 9 month old baby girl in tow recently returned from a 7 night stay on the "worlds most beautiful beaches" in Panama City Beach, FL. This was our fifth annual trip to PCB and the first annual with our little. We could not have asked for better accommodations at The Summerhouse. This condo has been blessed with beautiful beach colors and décor that makes you feel as if you were in the HGTV series of Beachfront Bargain! From the open Gulf views from the kitchen through to your own personal deck area to the cute shutter blinds in the master bedroom, you are sure to find tranquility and relaxation in this beautiful condo located on Thomas Drive!

We recently remodeled the entire unit from floor to ceiling and I have to agree that my wife did an amazing job creating the "tranquility and relaxation" that we all long for when we are looking to get away! When we purchased the unit, we loved the open floor plan and the ability to see the Gulf from just about any room in the condo. We loved every minute of our stay! The condo was beautiful and was very clean when we arrived. The bed was very comfortable and had a great large closet area in the master bedroom. The owners are very prompt with information and were very helpful with details about the area. We would love to return to this beautiful condo! It is our choice for the perfect beach vacation!

My family stayed here on Spring Break. This is the third time we have stayed at Summerhouse in the last few years. This condo is definitely the nicest of the three we have stayed in. Everything was updated and beautiful. We are actually coming back to Summerhouse in June for our summer vacation, but this condo is already booked for the week we will be in town.😔� We would difinitely recommend this property and love to stay here again.

Our family of 7 stayed here over Spring Break. We had a wonderful time at the Summerhouse! The condo is updated, clean and comfortable. The ocean view is so beautiful. Can't beat falling asleep to the sound of crashing waves. :) Kids enjoyed the pools too! Would definitely go back.

This was our first year to go to Panama City for a beach vacation. This condo is really nice. Everything has been updated and is new. The kitchen is unbelievable. It had everything that we needed. We really enjoyed the free beach service with this condo. The kids enjoyed playing in the arcade at nigh after we ate our supper under the pavilion. We would definitely stay here again!

We're very happy with the remodel we did and we're constantly making upgrades each year to keep things fresh and comfortable for our guests. We're also continuing the FREE beach service for 2017 because our guests love it! We loved this condo. It was beautifully decorated and very clean. We went in Oct/Nov and the weather was amazing! We will definitely be staying here again. This condo has set the bar very high for us.

I have been going to the beach my whole life. I have stayed in tons of houses and condos. This condo was definitely at the top of my list. The decor was beautiful! The view was perfect. It was in a perfect spot on the beach because all you could see was water and horizon. There were multiple pools and a hot tub that provided enough room for all the guests. The owners were amazing and extremely easy to work with. They were very quick to respond to any questions I had. I would definitely recommend this condo to anyone- friends, couples, families with children. This condo had it all!!!

We absolutely loved staying in your condo. The decor was so tastefully done, and the condo was well cleaned. My mother, who is very critical and hard to please, was extremely impressed when we walked into the condo. I loved spending my mornings and evenings sitting on the balcony, overlooking the ocean and beach. I still miss it! The towels in the bathrooms were wonderfully plush and great quality. My Husband and I had an excellent stay in the Summerhouse condominiums, unit, 403a! The communication, with the owner's, Mike and Jana, was the very best, of any vacation rental, we've ever used, over the many years, we've been vacationing in PCB, FL. From first inquiry, they were punctual with their responses, friendly, kind, professional and exceptionally helpful. The reservation & payment processes were both uncomplicated with easy to follow and understand options. Check-in and check-out were just as easy with absolutely no complications. The condo was spacious, clean, and perfectly outfitted for a comfortable away from home stay, for our 2 weeks beach vacation. My Husband and I thoroughly enjoyed the condo's updated and upgraded countertops, furnishings, appliances, closet spaces, cabinetry, etc. Three nicely styled beds, in this two bedroom condo. The master bedroom having a very comfortable mattress, on the king size bed, that slept well. Thankfully, the linens were upgraded and more lushly designed than other somewhat comparable vacation rentals. The decor was pleasant and tastefully done. Pleasantly surprised and thankful that the bedrooms window treatments were a shutter style, that opened and closed. I much more prefer these over curtains for many reasons. They look stylish and are much cleaner, while helping to control the light coming from outdoors, when sleeping. The amenities included amazing swimming pools with spacious areas to relax. Large gazebo with multiple seating, located between beach and pool areas. There is a grilling area, with gas and charcoal grills, located in the front area, of the condominium's spacious parking lot. Other amenities available as well. Overall, condo 403a, at the Summerhouse condominiums is a vacation rental that we will definitely be staying in again and highly recommend. I also want to reiterate how amazing the owner's were throughout everything. They certainly left an impactful impression on us!

Description
Our 4th floor unit sleeps up to 7 guests with a king bed in the master overlooking the gulf. There's a queen and twin bed in the guest room, and a queen sleeper sofa in the living room - all equipped with brand new flat screen TV's and free wi-fi. The kitchen is fully equipped and there's a new washer and dryer in the unit for your convenience.
Our balcony overlooks 2 lagoon pools (1 heated in the winter), a hot tub, a kiddie pool, and a large beachfront gazebo. Other amenities are listed below and all equipment is available at the front desk.
All units at The Summerhouse are non-smoking and no pets are allowed. Guests must be 25 or older unless the unit is occupied by a parent or legal guardian or guests are related by marriage. All guests are required to provide photo ID at check-in. The guest reserving the unit (25 or older) MUST be present at check-in and remain present on the property at all times with other guests.
