It’s hard to leave the stunning views from the balcony at Mermaids!!! Every aspect of the condo was perfect and the communication with Kerry was over and above!! The ability to walk to the beach, Pier Park, restaurants, shops, and my kids favorite the “ice cream shop” is extremely convenient. The beach chairs and umbrella that comes with the condo was the cherry on top!!! Plus the young men who work the beach set up are very helpful and easy on the eyes lol! We are already looking forward to booking Kerry’s larger condo next year!!!

Beautiful views from the bedroom and living room. This unit has absolutely everything that you need..they even have a drip coffee pot and a keurig. Having access to an electric can opener and a blender is a big bonus. Super comfy bed, spacious master bath and closet. So clean and new. Would definitely stay here again. The owner was very responsive and kept in touch.

This was our first trip to PCB and Mermaid was probably the best choice we could have made as far as lodging. It’s close to Pier Park for shopping and food, and the pier itself. The view from Mermaid was perfect and, although it rained a few times we were there, Kerry was so helpful in finding other activities in the area. The condo was spotless and had everything we could possibly need.
Thank you Amy for such a BEAUTIFUL review! We try to provide everything our guests will need for the perfect stay. We agree that our 10th floor view is hard to beat! So much to see, I could spend hours simply enjoying the big balcony!

My family and I visit PCB each year (many times twice a year) and the Calypso is always our go-to for lodging. Not only is it close to Pier Park, shopping, and dining, but it’s a beautiful, clean, safe resort. This year was our first time staying in Tower III, but my family and I were eager to try it. The Mermaid’s Mansion was perfect! Kerry was wonderful and kept in contact with us to make sure we had a safe arrival and that everything was ready for our stay. From the moment we walked in, we felt at home. The condo was welcoming, smelled “ah-mazing,” was beautifully decorated and sparklingly clean! Everything was labeled and directions were made available for the TV remotes and automatic blinds (which we loved and plan to buy for our own home!) It was evident that a lot of love and care was put into the home and that it meant more to the owners than just a rental property. The view from our balcony was incredible. You could see for miles and had the best of both worlds (the beach view and street view). During our stay, we had several double red flag days due to dangerous rip currents. It gave us the opportunity to explore beyond the beach and we had a wonderful time fishing at Camp Helen, hiking trails, and playing basketball at Frank Brown Park. Our vacation was definitely one to remember this year, after a long school year, we sought peace and relaxation and it was exactly what we found at the Mermaid’s Mansion. It easily became our home away from home!

Wow!!! What a gorgeous condo with imcredible views from every room!! The bed was sooo comfy and the shops amd restaraunts are a 3 minute walk from yoir front door. The free beach chairs and umbrella were fantastic for several hours on the beach each day! Theres a 2 pools with a restaraunt amd great workout rooms on premise. The kitchen is outfitted with the best appliances!! It was super clean and beautifil decor. Shopping was awesome! We are hoping to stay mexy April!

I couldn’t have asked for a better experience. Kerry was so nice and great to work with. The unit was everything I hoped for. Gorgeous views from anywhere in the unit. I was totally feeling the mermaid vibes. It was beautifully decorated and I had everything I needed. The bed! Oh my goodness the bed was so comfortable! I would definitely stay in this unit again. Great location, atmosphere, and experience! Thank you!!

When we come back to PCB, we will book this unit again. BEAUTIFUL view; super convenient to everything! The condo was so tastefully decorated and comfortable. Washer & dryer in-unit was SO handy! Parking was great (attached garage), comfy bed, all the kitchen appliances you would expect, and SUPER clean. We really felt like we hit a home run in finding this owner & unit. ??

Only registered guests are permitted in our condo. Maximum occupany is 4 persons.

Only registered guests are permitted to use the Tower III Calypso Resort amenities.
Calypso wristbands (waiting for you inside the condo:) must be worn when using the Tower III facilities.
$50 replacement charge for lost wristbands.
IMPORTANT: It is a FELONY in the State of Florida to allow anything to drop or fall from the balcony!
This is taken very seriously by Calypso Security, and could lead to arrest and eviction.
NOTE: Rates are frequently adjusted, and are not guaranteed until your booking is confirmed.

Cancellation Policy;
A $300 DEPOSIT IS DUE AT THE TIME OF BOOKING to hold your dates, and is refundable if cancelled at least 60 days prior to your scheduled check in date.
At this point it becomes your damage deposit, refundable within 14 days after checkout provided terms of the rental agreement are met.
If you are booking within 60 days of check in, payment by Paypal (3% credit card fee), Venmo (free), or Zelle (free) will secure your dates so we can block them off the availability calendar!
The RENTAL TOTAL (rent/cleaning/tax) is due at least 60 days prior to your scheduled check in date, along with a copy of your driver's license, and the signed rental agreement.
Everything is 100% refundable if you cancel at least 60 days in advance of your scheduled check-in date.
If you cancel between 30 and 60 days before check-in, we will refund 50%. Otherwise, you will not get a refund.
If this is a concern, we suggest purchasing trip cancellation insurance with a "Cancel for Any Reason" policy.

DOLPHIN'S COVE 3-305 is on the 3rd floor - conveniently located directly across from the Calypso Parking Garage short walkover to Tower III.
It could not get any easier for you to load/unload!
CRABBY'S COVE 3-210 is on the 2nd floor - no elevator needed - and sleeps 6.
Bring the whole family....between our 3 condos in Tower III we can sleep a total of 16!
VERY IMPORTANT REMINDERS!
You may have already read this, but it deserves repeating! We want your stay to be pleasant one!
It's as easy as One, Two, Three - but it IS required of every Calypso guest.
1) PURCHASE ONLINE ($50) AND PRINT YOUR PARKING PASS AT HOME!
You MUST have your PRINTED PARKING PASS when you arrive at the garage.
2) SCAN the PRINTED PARKING PASS to raise the gate and enter the garage.
3) DISPLAY the PRINTED PARKING PASS in your vehicle's dashboard while parked in CALYPSO'S GARAGE or CALYPSO RESORT'S OUTSIDE PARKING. Failure to display the PRINTED PASS could result in your vehicle being towed at your expense.
NOTE: This is regrettable when it happens, but because of our perfect location, non-authorized vehicles have been known to park in Calypso's garage while at the beach or Pier Park. Your PRINTED PARKING PASS will let our Calypso Security Team know that you are an authorized guest!
CALL ANYTIME during your stay if you have any questions or if something is not satisfactory. Helping our guest have fun at Calypso is the next best thing to being there!

TOWER III at CALYPSO 3-1004 RENTAL AGREEMENT
This Rental Agreement requires your signature of acceptance. You must sign the Rental Agreement where indicated as “Lessee”, and print your name below your signature. Since you are the person accepting responsibility, be sure that all persons who will be sharing the facility with you are familiar with the rules and limitations pertaining to the facility.
CALYPSO 3-1004 RENTAL AGREEMENT
Terry and Sharon Campbell, Lessors, lease to Lessee the lodging facility, Tower III at Calypso Resort, Unit 3-1004, 15928 Front Beach Road, Panama City Beach, 32413.

Check in time: 4 PM CST. Check out time: 9 AM CST.
RENT, CLEANING, FEES, & TAX = TOTAL $_____________, PLUS DAMAGE DEPOSIT.
This total is due at least 60 days prior to check in, and is refundable if your reservation is cancelled at least 60 days in advance of the scheduled check-in date.
If you cancel between 30 and 60 days before check-in, we will refund 50%. Otherwise, you will not get a refund.
You have the option to purchase trip cancellation insurance if this is a concern. We suggest a CFAR (Cancel For Any Reason) Policy. Late check out will result in loss of your damage deposit.
Damage Deposit: Your deposit will be refunded within 14 days of check out, provided the condo is maintained in the same condition as it was found, reasonable wear and tear excepted, and no late checkout. Cooking areas shall be left as clean as they were upon arrival, and the floor swept clean of food crumbs. Failure to do so will result in additional cleaning or repair charges deducted from your damage deposit. Prior to your possession, we have taken a detailed inventory of the contents of the facility. Lessee agrees to replace or pay for losses, breakage or damage should such occur.
LIMITATIONS:
NO SMOKING, E-CIGARETTES, OR VAPOR PRODUCTS OF ANY KIND ARE ALLOWED IN THE CONDO OR THE BALCONY.
PETS: NO PETS ALLOWED.
AGE: We do not rent to under age 25 without parents or guardian present during the entire stay.
Violations result in forfeiture of the deposit and eviction without refund.
WRISTBANDS: Lessee agrees to ensure that all (4) Calypso wristbands are returned to the rack in the hallway, and agrees to pay a $50 replacement fee for each lost or damaged Calypso wristband.
MAINTENANCE: Lessee shall allow maintenance access to the property for purposes of repair and inspection. During your stay, promptly report all maintenance items and we will respond to them as soon as possible. Refunds are not made for inclement weather, lack of public utilities, the unavailability of private community amenities, mechanical failures or malfunctioning equipment. There is no guarantee that pool will be heated. These amenities are extras provided in addition to the condominium rental.
CONSTRUCTION: Construction and repair may be adjacent to or near this vacation rental property. You may reserve this property at a time when no construction or repair is nearby, but construction or repair could begin prior to your arrival or during your stay.
SECURITY: Lessor is not responsible for lost, stolen, or items left behind. Lock your car doors and keep the condo doors locked when you are away.
HURRICANE OR STORM POLICY: No refunds will be given unless the state or local authorities order a mandatory evacuation. We will refund any unused portion of your rent from the date that the authorities order a mandatory evacuation, until the order is lifted. If you are scheduled to arrive during a mandatory evacuation, we will refund the unused portion of your rent if you want to shorten your stay and come in after the mandatory evacuation order is lifted. No refunds for dates that there was no mandatory evacuation.
OCCUPANCY: To ensure your safety we cannot exceed the maximum occupancy of more than 4 persons permitted in or about the facility at any time. This includes persons of all ages (babies, children, adults) and visitors. If we determine that the number of permitted guests has been exceeded we will terminate this lease and ask you to leave the premises without refund.
PARKING: Calypso Resort’s covered parking facility requires a parking pass that must be ORDERED ONLINE and printed IN ADVANCE to scan at the gate for touch-free entry. This pass must be displayed on your dashboard to show that you are authorized to park in the garage. Unauthorized vehicles may be towed at the owner’s expense, so it is very important that you PRINT AND DISPLAY YOUR CALYPSO PARKING PASS.
