This is our 3rd year staying in this amazing condo. The views of the beach are amazing from every room. It is very clean and has everything you need. It is a short walk to the pool and beach. The balcony is spacious and we love sitting out there each evening with our fur babies to watch the beautiful sunsets. The parking is very convent and there are not long waits for the elevators. We look forward to coming every year and we have already booked our stay for 2025 because there is not another place we would want to stay.

This was our third time enjoying this awesome condo! We love it because the views are spectacular from anywhere in the condo with floor to ceiling windows. It is very clean and stocked with no everything you might need . There’s no wait for the elevator and your steps to the gulf. We enjoyed the pool and tiki bar and stingrays for food . Everything is so convenient and love that we are so close to the best restaurants and grocery stores on the quiet East end along with St. Andrew’s . The balcony is big and my little Yorkie loved lounging and watching the waves and people. The condo is our home away from home and are already booking our next trip because we don’t want to stay anywhere else and want to ensure our dates. Karl is a joy to work with and is there for anything you need . I highly recommend staying here and I bet once you do you’ll also become repeat guests.

I cannot say how much my family has enjoyed our stays in this condo “Windows on the Beach” which it truly is! We always find it exceptionally clean (which is a must in my book) and jaw dropping upon entering every single time! The view is so wonderful. Love the oh so easy access to the beach and the pool. I’m no longer young enough to enjoy a trek to the gulf from a condo and so appreciate how close by everything is to the unit. Karl and Ginny have been wonderful hosts and we assured of the perfect week every time we send our deposit. In fact, I need to do that right away for next year!

We had a great stay with my family… My 86-year-old mother was very comfortable .The views are Beautiful. The condo was wonderful, The kitchen is well stocked… Best of all was dealing with Karl. He is Amazing & a the best. I would not change anything . We are definitely coming back

The condo is fantastic. Very roomy and located very near the beach. Views of the beach and ocean from all rooms. View of sunsets are great. Very near a number of restaurants. I would recommend staying at this condo

Our recent stay at ‘Windows on the Beach’ was fantastic. Everything about the condo and property exceeded our expectations. The beach views of this corner condo are incredible. Access to the beach is quick and easy. This pet-friendly condo is exceptionally clean. There was no evidence of past pet guests. The kitchen is well stocked with everything we needed. The included beach service is another bonus. Karl and Ginny are lovely to work with. They did everything possible to make our stay enjoyable and relaxing. This was our first time staying at ‘Windows on the Beach’, it will not be our last!

Joy defined is, “the emotion of great delight or happiness caused by something exceptionally good or satisfying;” This is the emotion Mike and I felt when we entered A105 Windows on the Beach Sept. 16. Always wanting beach front view when booking summer vacations, this condo delivered exceedingly. Every room! Wow! Even over the kitchen sink. Thank you Ginny. Double blessing was being able to bring our Westie. Although this is a pet friendly condo, it was very clean without stains or any hint of smell from previous pet guests. The furnishings & colors were nicely blended with a sense of the warmth & charm of home as well as beach accents. Very inviting and comfy. Regardless of weather— hot sun, rain or cold (not this Sept.)— we enjoyed looking at the Gulf. The first floor height was enough to see morning/afternoon treks of dolphins while sipping favorite beverage-even in P.Js. Two standing portable fans available to assist the A/C with the summer sun so we didn’t have to rob our view by closing the curtains. The SW corner patio was great for enjoying gorgeous sunsets after cleaning up from a beach day in complementary beach chairs and umbrella. A real PLUS! Thank you! The kitchen had all the needed kitchen tools, small & large appliances. Cranky knees really appreciated the elevator delivery to beach level access to the ramp, free of the burden of stairs. This truly is the perfect condo. Thank you so much Karl and Ginny for this space and the joy of being here. We certainly highly recommend it. Hopefully, we will be able to enjoy it many times in the future.

This is our third year in a row that my wife, our little yorkie Zoe, and I are staying at this wonderful condo. Very nice and clean as always. We left last Friday and we were already making plans to return while driving back. Karl is a very gracious host and very helpful if a need rises. Can't wait to come back. We can’t say enough of how much we enjoyed our stay at this amazing condo. This was our second week long stay for 2 consecutive summers and plan to return again as our calendar allows. You will love everything this condo has to offer. Beautiful views throughout the entire condo, a great porch for sunset and sunrise views, and just a few steps from the beach just to name a few. The most amazing view of any beachside condo we have ever stayed at all over the world. The pictures and videos do not do this justice. You are literally right on the beach!!! And the host Karl, could not have been any nicer, more friendly, or more helpful. We will be back!

Just got back from spending a week in this condo and it was awesome!! So easy to get to the parking and the beach! The views from all the windows was amazing! Close to eating places, attractions and shopping. Karl was very helpful and sent me good suggestions on places to eat! Will definitely be staying here again!!

Stop looking through hundreds of places to book….this is the place! This was our 9th time staying here and it never disappoints! Let me share some highlights of the condo: Location - Located in a quieter area of Panama City Beach but incredibly close to everything! Go Karts, Wonderworks, Putt Putt Golf, Ripleys and the Marina. Restaurants - everything is close and convenient! Lots of local restaurants and chain restaurants! There’s something for everyone! Access to the beach - Grab your stuff, walk out the door, down a short hallway, and step outside to walk down the stairs to the beach. You’re on the beach in less than a minute! Condo - The view...oh, the view! You'll see! When you walk in, there is a gorgeous view of the beaches and ocean from every room in the condo! The owner - Karl is the best! His communication goes above and beyond what you would expect an owner to do. We love this place! And we'll be back!

Just returned from a weeks stay at this condo. Spectacular views, very nice and clean with an owner who is great to work with…look no further when looking for a place at PCB.

This is the second time staying in this awesome condo but I’ve already booked for next year and will continue staying here as long as Karl and Ginny will host me . The condo is very spacious and clean and you feel like your right on the beach from every room . The balcony is large and we enjoyed watching the sunsets from it . The pool and tiki bar is right next to the condo and very convenient. Everything you need is in the condo and beach wasn’t over crowded like some areas . You can’t wrong renting this gem !

My husband and I just spent 10 wonderful days in Karl and Ginny’s beautiful condo. It was our first trip to Panama City Beach and Karl was so helpful, especially regarding restaurants, seafood markets and grocery stores. The condo itself, was perfect! It was clean and comfortable, and the kitchen has everything you need to prepare your own meals, except the food. Beach access could not be more convenient. Just walk out of the condo and out the back of the building, down a few steps and you are on the beach. If you don’t want to do the steps, take the elevator across from your front door down one floor, go out the back door of the building and walk over a very short wooden walkway and you are on the beach. The beach chairs included with the condo are definitely a plus. I saved the best until last — the view from every room in the condo and the balcony was just incredible! Sunsets were just beautiful! If we are ever able to make that trip again, we will be staying in Karl and Ginny’s Windows on the Beach!

We just got back from a wonderful week in this beautiful condo! I can’t say anything that has not already been said! Perfect stay! Excellent communication with Karl at any time. Beautiful and clean condo, with amazing views and location on the beach! Loved that it was still close to everything but a little further than the busier part of PBC and nightlife. Perfect for families or those looking for a more low-key experience. Definitely a laid back vibe! We haven’t rented many condos, so a few things to keep in mind- there was salt and pepper, dishwashing pods, dish soap, hand soap in the condo. Any seasonings, condiments, coffee filters, extra trash bags, TP, paper towels we picked up, (did find a box of trash bag later though) and brought our own beach towels. This is probably normal for condo rental, but thought worth mentioning for anyone else that has not rented before. (We did a house in Hawaii last summer and everything was included/provided, and everyone just left non-perishables, so that was our only experience. May want to consider for future, just a thought). None of this affected our experience or complete satisfaction with this place at all! There were tons of books to read, some card-games, dominoes, puzzles, some little kid books and games, a radio and Roku TV.’s. We loved the beach chair service included in the price!! (They start packing up at 3:30 if not in use, finish completely by 5, just FYI). This was an amazing week of relaxing for our family, and have already recommended it to friends and family!! Thank you so much for the amazing place for us to catch up with our family!

This was our 2nd time to stay at this location. It was as amazing both times! Very clean, pet friendly, nicely accommodating. Fully supplied kitchen - just bring your food. Spacious accommodations. We loved the views from every room and the easy access to the beach front. The heated pool and other amenities were also nice perks. There are games, puzzles as well as books for leisure enjoyment. The Wi-Fi was strong and worked well with when we played with our oculus on the rainy days. We wanted for nothing during our stay. Even the local delivery services, restaurants and shopped were friendly, convenient , and amazing. Though this is a pet friendly condo, you would never know it from its appearance.

It’s all about the view. Large windows the full length of condo. Easy access to the beach. His is our 5th stay & never consider anywhere else. So comfortable & well equipped. You won’t be sorry. Owners so nice & accommodating.

Convenient parking lot and beach access, every room has large window views of beach. Rare corner kitchen with natural light and space. Property well maintained with several pools and on site bar and grill. Was there in mid December very quiet and relaxing. Will definitely be back!

I’ve stayed at this condo three times and hope to return! It’s BEAUTIFUL and you cannot find a better view of the beach. You can see the beach from every room! The condo is close to the parking lot, beach, beach walkout, and pool. My recent stay was in the November and I was happy to discover the closest pool is heated. Karl and Ginny do a great job taking care of this condo.

We have been coming to PCB for several years and have stayed at several condos including the newly built condos and this condo out does them all. This was our first stay in this condo and it was amazing. The photos do not do it justice. The view of the ocean from all rooms was breathtaking. The condo was very up to date and nicely furnished. It is very spacious and the bedrooms had plenty of room. Access to the beach and pool was less than a minute walk. The included beach chairs and umbrella was great. The condo was extremely clean, no stains on furniture, floors, towels, etc. Karl is absolutely amazing to work with as well. He makes sure you have everything you need throughout your trip. Our stay here has been our best trip to PCB. We have already booked our week for next year. This is definitely our condo of choice and we plan to stay here every year now!

This was our 2nd stay in this beautiful condo. The pictures don’t do it justice. When you walk in and see all the windows facing the ocean it’s breathtaking. Karl is wonderful to work with. We had an amazing week at this condo. The views were amazing. Very spacious and clean. Kitchen is fully stocked with everything you could need. Being a corner unit, there is no one next to the bedrooms so you don't hear anyone from other units. Every room has an amazing view of the beach. My only two complaints would be it doesn't get as cold as I like, but we like it to be very cold. But it does stay cool in the rooms. But talking with other people, it's all condos. And second, I couldn't stay longer. Definitely a condo to come back to. Until next time!

Stop spending countless hours searching for the best place to stay, because you found it! This was our 7th time staying here and it never disappoints! There are so many great things to say about Karl's condo, so I'll try to cover them all: Location - Located in a quieter area of Panama City Beach but incredibly close to everything! Go Karts, Wonderworks, Putt Putt Golf, Ripleys, the Marina, Restaurants....are just a short few minute drive, but the area of this condo just seems quieter without all of the chaos of a high rise condo. Access to the beach - Want to head to the beach? Grab your stuff, walk out the door, down a short (and I mean short hallway) and step outside to walk down the stairs to the beach. Your feet are in the sand in less than a minute! There are super convenient hoses to spray off sand on the way up, or jump in the pool before heading back to your place. Ocean - If you've never experienced the emerald green waters of the Gulf, this is the place to do it! The water is warm, clear and provides a massively gorgeous view while in the condo. Condo - It's the best, easy as that! 1st floor, 2 bedrooms, 2 bathrooms, laundry room, large living area and fabulous kitchen with everything you need! If you need it, it's there! And the view...oh, the view! You'll see! When you walk in, there is a gorgeous view of the beaches and ocean from every room in the condo! The pictures don't do it justice! There is also a large balcony with seating to enjoy the sounds of the ocean from the convenience of your condo. The owner - Karl is the best! His communication goes above and beyond what you would expect an owner to do. He really wants to make sure you enjoy your stay and does everything he can to ensure that you do! He checks in with you upon arrival, does a walkthrough of the condo with you on the phone, checks on you on your travel days and does his best to make sure you don't want or need anything! If you can't tell...we love this place! And we'll be back!

This condo is absolutely spectacular! The views are amazing from kitchen, living room and both bedrooms. You are steps to the water . The balcony gives you unbelievable views . Saw dolphins playing while enjoying the large balcony. The condo is fully equipped with everything that you might need and very spacious and clean . Plenty of beach area where your not crowded and comes with 2 lounge chairs. The pools are great and have a tiki bar . We walked a short distance to the D building to Stingrays and enjoyed frozen drinks and lunch while listening to the entertainment they had. Karl was always accessible to answer any questions or for whatever you might need . It was a pleasure to work with him . I’m already in the process of booking next year . The whole family agrees of the many years we have been visiting this has been our favorite spot ever . My yorkie loved lounging on the balcony . I can’t wait to come back and stay at this condo . Or new home away from home .

Back home now and wish I was still there! This was my 4th or 5th stay in this unit and it never disappoints! The panoramic view of the gulf is unsurpassed for a first flor unit in my opinion. I love that the elevator is so close since I have to walk my little dog a few times a day. And even the trash room is only a step away. We enjoyed karaoke days at the pool with the tiki bar and it too was only steps away. I guess you can tell that since I’m older now proximity to the fun stuff is really important to me! I’m booking early for next year!

Happiness, beauty, and relaxation in one place!

This was our third year staying at Karl and Ginny's condo and I hope we have many more years of staying here! It was a special time for us this year, our 10 year anniversary, and we wanted to spend it in this beautiful place. We love this condo and long for it all the other weeks of the year that we can't be down there. The views are absolutely spectacular and the condo itself is spacious and very comfortable. It takes no time to make it a home away from home. We are homebodies, so the fact that we can just relax in the front room and have a panoramic view of the beach is wonderful.

Thank you again Karl, for sharing this special place with us! We probably won't be able to make it next year, but we are already trying to figure out how to make it out in 2024.

We were unsure of where to go for our spring break trip this year, last minute, we decided to go to PCB! I found Karl's condo advertised and was blown away by the views, and the reviews! I had to see it in person. Well, it is even better in person! First, you park steps from the elevator, and your door is just off the elevator itself. This made luggage moving, grocery shopping and just getting to and from the car so easy. The condo is in great shape, there are plenty of views you won't miss a thing on the beach. The balcony view is amazing in the morning, even when it was a cooler day, just the sound of the water is relaxing. If we weren't ones to travel to new destinations, I would book another week in this condo for next year. If we find ourselves in PCB again, I will be calling to book again! FAMILY FRIENDLY, SPACIOUS, COLD FRIDGE, HEATED POOL within window view, AND STEPS TO THE WHITE SAND BEACH!!!

I can’t say enough good things about our visit! It was a last minute plan for a 2 week honeymoon getaway. Karl and Ginny actually rearranged their own visit for US to have two consecutive weeks in their beautiful home away from home. The building itself is having some updating, which SHOULD happen in the off season… which is now. All workers were kind and polite, and kept their work areas clean. Karl’s condo has a one of a kind floor plan. It’s the only 1500ish square foot two bedroom in the building, because of its positioning. This also makes it possible to have windows on two sides, no closed in feeling here! Furniture was all comfy and clean, without feeling too formal. Karl was available by phone for any troubles me might have had~ although we had none. He gave some good advice on restaurants in the area too. Patches is my favorite! I love that condo and will hopefully be returning soon!

What a beautiful view. You're right on the beach in just a few steps, there's not a place any closer to the beach. The room is clean and just makes you feel right at home while at the beach, we absolutely LOVE IT staying here, and talking to Karl makes you feel like family.

What A View!! So spacious with a view that’s unbelievable. There’s a view even from the kitchen sink. No need to look elsewhere. There’s plenty of room families to stay in one place. Largest condo you’ll find for the price.

A week on paradise We have to say that we love this property and my wife and I are only thinking of coming back. The property was very clean and neat. My wife loved the kitchen too and my working view from the dining room was great. So were the terrace sunsets. If your looking for a place to stay while at Panama City Beach look no further then this condo. You will be AMAZED at the views from the inside of the condo. From the moment we walked in we were in love with it. You won't want to stay anywhere else while visiting here. Not only will the condo captivate you, but the owners are gracious also. Karl was very informative about the area and places about where to go to visit or eat. Karl and Ginny’s condo is the absolute best place we’ve ever stayed while vacationing at the beach. Check in time is always early and the condo is so clean. Love the windows throughout the condo, you can see the ocean from each room. Very easy beach access. Literally 30 seconds out the door and your toes are in the sand. The free beach chairs and umbrella rental is very accommodating too. We will continue booking this home through Karl when we visit PCB.

We've stayed at several condos in PCB and thoroughly enjoyed the convenient access to the beach that this condo provided for our family. The parking lot is right outside the unit, so there is no parking garage to drive through or walk to; which means quick loading/unloading and you can quickly hop in the car to go get groceries, dinner, etc. The unit is clean, has a well-stocked kitchen, and has an amazing view of the beach. There are windows with a beach view in the master bedroom, guest bedroom, living room, dining room, and kitchen. This is a rare find in PCB. The owner is very nice to work with and access to the condo was quick and convenient. This unit is not a skyscraper, which means finding a spot on the beach is also very easy. 8/1/2021 at 6:30 PM

We have stayed in this condo 2 years now and it was amazing. We will always stay at this condo when we visit Panama City. The pool there was very clean and the chairs you get at the beach are amazing. You won’t regret staying here. Well worth it.

My goal was to locate a condo directly on the beach which was affordable too! Most rentals directly on the beach were $600 per night and up. I stated looking in Gulf Shores and moved eastward. This condo truly hits the mark In all respects. We arrived late Friday night, so we weren’t able to embrace the beauty of “Windows on the Water” until Saturday morning. The view was spectacular just as Karl said it would be. The condo is spacious, clean and comes with all the amenities needed. The proximity from the condo to the beach is so close, and the beach set up included in the rental is super. This was our first time staying in Panama City, normally we stay in Orange Beach or Destin. We opted to try a new location and boy we are glad we did. Karl is a gem to work with, very thoughtful and follows up to make sure all your needs are met and questions answered. We also recommend St Andrews State Park nearby if you are a nature lover. There’s a sweet cove surrounded by jetties where divers train. It’s so beautiful. Shell Island is an attraction, but having paid the $48 for two for the ferry ride, we decided we would have been just as happy beachfront at the condo. In April, the heated pool was nice as the temps dropped later in the day and evening. Our stay wasn’t long enough. While the outward appearance of the development is a little dated, don’t be fooled. It’s actually the best kept secret around. Hope to book again next year, for an extended stay. Susan

If you're like me, you looked EVERYWHERE for just the right location -- Steps to the beach, clean location, great owner -- Check, Check and Check! Even better, this was truly a "socially distant" vacation, as we never needed to go in an elevator if we didn't want to. Walking to the beach involved about 25 steps around a corner, down a mini-flight of stairs and into the glorious sand. Heaven! Plus, two stunning pools and a fun Tiki Hut snack bar were situated in a perfect location for switching back and forth from beach to pool if the waves were a bit rough. Karl was absolutely wonderful, from his early communication and ongoing check-ins to quickly handling the one issue that we did encounter. Even the building maintenance techs said he was their favorite condo owner (Shhhh!)  Inside, you'll find a fun, beachy vibe that makes you feel immediately at home. Karl and Ginny have lovingly stocked this condo with absolutely everything that you need to enjoy your time at the beach. There were plenty of towels, hand soap, mixing bowls, utensils, amazing pans for cooking and more. Karl and Ginny have found that perfect mix of "homey" but without the over-personalization that I've seen in some condos or vacation homes. It's clear that this is a well-loved space with a few scattered pics of their adorable grand kids on one table, but few "personal" touches other than their great taste in big, comfy couches, stunning 6-person dining room table and other nice decor. Stop spending countless hours searching for the best place to stay, because you found it! This was our 4th time staying here and it never disappoints! There are so many great things to say about Karl's condo, so I'll try to cover them all: Location - Located in a quieter area of Panama City Beach but incredibly close to everything! Go Karts, Wonderworks, Putt Putt Golf, Ripleys, the Marina, Restaurants....are just a short few minute drive, but the area of this condo just seems quieter without all of the chaos of a high rise condo. Access to the beach - Want to head to the beach? Grab your stuff, walk out the door, down a short (and I mean short hallway) and step outside to walk down the stairs to the beach. Your feet are in the sand in less than a minute! There are super convenient hoses to spray off sand on the way up, or jump in the pool before heading back to your place. Ocean - If you've never experienced the emerald green waters of the Gulf, this is the place to do it! The water is warm, clear and provides a massively gorgeous view while in the condo. Condo - It's the best, easy as that! 1st floor, 2 bedrooms, 2 bathrooms, laundry room, large living area and fabulous kitchen with everything you need! If you need it, it's there! And the view...oh, the view! You'll see! When you walk in, there is a gorgeous view of the beaches and ocean from every room in the condo! The pictures don't do it justice! There is also a large balcony with seating to enjoy the sounds of the ocean from the convenience of your condo. The owner - Karl is the best! His communication goes above and beyond what you would expect an owner to do. He really wants to make sure you enjoy your stay and does everything he can to ensure that you do! He checks in with you upon arrival, does a walkthrough of the condo with you on the phone, checks on you on your travel days and does his best to make sure you don't want or need anything! This is our second time to stay in this condo and I can only hope we can do it again soon! It is so convenient to the beach (only one floor up) and the views are simply perfect! My mother-in-law is 95 now and she loves it as much as I do! The only reason I would give this a 4 and not a 5 is we wish it would have a smart tv ! Lol! We weren't smart enough to operate the one there properly but managed just fine after reading directions.

We have been coming to Windows on the Beach for 7 or 8 years. It has been consistently wonderful. This was our first winter visit and we loved it. So nice to walk on the pristine beach and enjoy the sun and warmth! This condo is so comfortable and well equipped. What a fabulous view! My favorite spot is the big armchair in the bedroom with the beach view right there. Or morning coffee on the balcony, again with the view! Lots of wonderful seafood restaurants nearby. Or cook it yourself in the well appointed kitchen. We love this place!

View! View! View! That says it all. There is NOTHING that can compare to it. You see ocean from every window. You feel as though you are sitting on the beach without walking out a door. The sunrises and sunsets are absolutely beautiful. It was our first visit to Panama City Beach, and it will not be our last. And Karl & Ginny's condo is the ONLY place to be. The minute you walk through the front door you feel like you are home. Very welcoming, comfortable, and peaceful. Nothing was lacking. Not a thing. The kitchen was well stocked. And there was even ice available in the freezer. Karl was very attentive and made certain we enjoyed our stay. His recommendations were spot on. He knew were to go and when to go. Nothing was left for thought. He went over and above what we would have expected any owner to do. I enjoyed our chats and his help in getting some of our belongings back to us that we had accidentally left behind was beyond what we could have asked him to do. My husband and I went to Panama City Beach for a quick trip. We ended up staying at Karl and Ginny’s condo, also known as “windows on the beach”. The description did not lie! You have a view of the beach from every window! Sunsets are amazing!!! Karl and Ginny were so easy to work with and the condo has everything you need for a great vacation! We can’t wait to come back!

Best family Vacation Ever

Family of 6 stayed in Karl's condo June 2017. Karl called to check on us when we arrived to make sure the condo was ok. Communication was really, really nice. The view was fantastic. We've been coming to PCB every summer for 12 years and have stayed in a LOT of condos but this was the BEST EVER. The ice maker was a big plus for us. Everything needed for cooking was there. The beds were comfortable and the view from the bedrooms was wonderful. Being on the floor just a few steps away from the walkway to the beach was convenient. No elevators required to get to the beach. Out the door a few steps to the ramp and you're on the beach. I can't say enough about the view! You get what you pay for and this was worth every penny. We hope to return in the very near future and we don't want to stay anywhere but THIS condo.

Amazing beach views from every room!

The condo was absolutely the best! My family has been coming to PCB for years and this was our first stay at Karl and Ginny's. We'll never stay anywhere else again! The view as you first walk into the living room is just breathtaking and every room has beach views. You can literally be on the beach within 50 steps from the condo. Two pools are close as well. Had an awesome vacation, can't wait to return to Karl and Ginny's!!

Fantastic views

My family from 3 states met there last week. This condo was everything I was told and more. The views from every room are just fantastic. Everything we needed was there. Very well equipped kitchen. This condo is definitely on our list to revisit in Panama City Beach. The owners Karl and Ginny are so great to work with. I have never been asked to call and give a report of how things were when I arrived. This shows they care about their condo and more importantly they want to make sure things are as they told you they would be.

WOW...WHAT A VIEW

We were there this past week and it was a wonderful stay!!!! The condo is situated in such a way that you have a panoramic view of the beach and ocean. The accommodations are well appointed and very comfortable. The kitchen is well stocked so no need to bring anything as far as that is concerned. Karl and Ginny are wonderful to work with and we were able to take our little dog Max with us which is wonderful. I highly recommend this condo and have done so to my sister who is very interested in staying here as well. You won't be sorry to rent this condo as it is just wonderful!!!!

Our family really enjoyed the time we spent here. The ocean views from every room were fantastic. Being able to walk out of the condo directly onto the beach was wonderful. We sat on the balcony every night and watched the sunset. The condo itself was very comfortable and accommodating. We were happy that we were allowed to bring our small dog with us...she enjoyed the stay and fell in love with the beach. Karl was extremely helpful before leaving home, ensuring we had adequate with directions, recommendations for dining and other helpful hints, as well as his concern we had everything we needed upon arrival. Would highly recommend this condo for anyone who wants to totally relax and enjoy the ocean and beach.

Dunes of Panama

Let me say you're right! This place is magnificent! The views are amazing, and every hour is different with the tides, fog, sunrise and sunset, the colors in the water. It all adds up to amazing!

The condo is nice. The view was amazing. The large balcony and chairs were so relaxing. Coffee every morning and glass of wine every evening as the sunset over the Gulf. We had front row seats! The condo amenities were outstanding.

The furniture was comfortable and accommodating for all of us. Everyone had their own space and also great for family gatherings. The puzzles, books, games all were a nice distraction from cell phones and computers. Karl and Ginny along with guests that have left their mark have made this a home away from home.

The bedrooms were spacious and plenty of storage. Bed linens were accommodating but if not enough, there were spares in the closets. The views here were so amazing as well. You did not go anywhere in the condo, other than the privacy of bath time, that you could not see the full view of the ocean and beach.

The amenities in the kitchen are accommodating. We brought extras due to most condo stays are limited, but we have found nothing lacking down to the crockpot. Every time I thought I had discovered something to be lacking in the kitchen, it was found. I love to cook on vacation due to I don't most of the time due to work hours. This was a great find and pleasurable for me to have the nice accommodations of this kitchen.

We are very happy and talking about our next booking. The fact that we can bring our pets and extended family has been a huge plus! The spaciousness of the condo has given everyone pleasure and needed space. Not to mention the views and quiet walks on the beach or dips in the heated pool. There is even a dog walk at the condo for our little four pawed friends.

Dunes of Panama



We also visited some of Panama's sites and attractions. Pier Park and Wonderworks along with the mom and pop shops. I know this rental is income for Karl and Ginny, but it is like a home away from home for us! It was well worth the 15 hour trip, including stops, lol. Thank you. I must say the communication prior, upon arrival, during and departure of trip made it nice too. I work for a small company, and I know how important customer relations and satisfaction are for business. The communication between these owners and us has made us feel like family. Wonderful Pre-Holiday Vacation

Our family returned to Panama City Beach for a quick pre-holiday getaway. My parents stayed at Karl's condo back in March 2012 and had a wonderful time so there was no doubt where we should go. The accommodations are wonderful only topped by the spectacular views and with mother nature pitching in it was well worth the trip. My Home Away From Home!

Just had our fourth stay at this amazing condo! We have never stayed at a condo in Panama City Beach that we've loved as much as this one. It is very spacious, has panoramic views, and meets all of our needs. Very easy and short walk to the beach, which is nice considering we have our young grandchildren, and lots of "stuff" to carry. Our grandchildren really enjoyed the 2 pools at Dunes of Panama. I highly recommend this condo! As a matter of fact, we are going for our fifth time this Oct. and can't wait to get back there! Karl, the owner, is very helpful, and a pleasure to work with. He answers all your questions before you even have to ask. He is genuinely concerned that your stay at his condo is exceptional!

Perfect location if you go to the beach to enjoy the beach

This unit is located on the less crowded end of PCB and was perfect for us. There is a larger pool with refreshments located at the opposite end of Dunes of Panama, but we loved our little end of the complex so much, we never ventured down that way. We were lucky to have excellent weather our entire stay, so pitched our tent early each morning and left it there until the sun began to set. If you are familiar with PCB, you know there is a tendency for seaweed to accumulate along the shore in warm weather. Although there were large seaweed patches nearby, except for one morning, we had beautiful, clear water in front of Buildings A&B. There are many wonderful things about this unit, but the view and the first level location are priceless. The living area is large enough to accommodate a large group for dinner and the under-counter icemaker came in very handy. Karl and Ginny are wonderful to work with and we appreciated all of the tips and recommendations. PCB has many good restaurants to choose from when you don't feel like cooking. Our most memorable will be walking across the street to eat tacos at Finns Island Style Grub for lunch. Being from SC, there are many other beaches we can travel to in less than half the time. We won't make it back every year, but we will definitely make it back.

Amazing beach views

Our family spent a week in this lovely condo, and it was one of the best vacations we've ever had. This is by far the closest we've ever been to the ocean! Our family spent more time in the ocean, since it was so close to the condo. The kids loved that you could access the beach from the pools. It was a great bonus to have Sud Weezers on site for snacks and cold drinks. On our second day there, two turtle nests were flagged right outside the condo. We wish we could stay and watch them hatch. Karl was a joy to work with. We will definitely rent this condo again!

Best place to stay in Panama City Beach!!

This was our SECOND time back and it was even better than the first! I can't say enough great things about this condo....to start, the owners, Karl & Ginny, are fabulous to work with. Karl makes sure that all information is sent out way in advance and any and all questions answered before you even arrive. He provides tips on driving directions, things to do, places to eat and is helpful with questions in regards to things to do while in PCB. I can't even begin to tell you how breath taking the view is when you walk in....there is a massive, panoramic view of the ocean and beach the moment you walk in the door. It is a corner unit on the first level with incredible views from the kitchen, living room, and both bedrooms! There are TV's in both bedrooms and one in the living room as well. There is also a huge laundry room with washer, dryer, rack for drying clothes, and plenty of room to get suitcases, extra beach stuff, etc, out of the way. The kitchen is stocked to the point that anything you want to cook....it's there! Plus, there's an ice maker with never ending ice to keep you cool and pack coolers for the beach. Plenty of blankets, extra pillows, pool and beach toys, movies, books, decks of cards, dominos, hands on menus of many of the local restaurants, and much more. The condo is located in building A and is monitored by security at the front entrance to the Dunes of Panama to ensure that parking is never a problem. There are two elevators in the building which is plenty. Beach access is literally out your door, around the corner and straight down the stairs....and your toes are in the sand!! There is a huge pool on the grounds, however, the beach is so beautiful, we never even used it! There are showers and hoses for spraying off right at the stairs that lead back to the condo which makes it great for cleaning off chairs and beach toys before heading back in. Myself, my husband, my 15 year old son, 11 year daughter, and my parents went for a week and all of us loved it! The view from the balcony that looks right out over the beach and ocean is one of the best spots to relax in the early morning hours or in the evening after dinner. The condo is not in the busy part of PCB, however, it's incredibly close to all of your favorite restaurants and attractions. We were able to get to go kart tracks, Gulf World, great restaurants, grocery stores, Pier Park, and so much more within 10-15 minutes. Definitely booking with Karl & Ginny again!

Excellent hospitality

The view, oh the view!!! The condo has the most amazing views from every angle of the beach!! And the convenience of how close it was to step right out and onto the beach was awesome! It was the best condo we have ever stayed in. Everything you need and beautiful! Having the parking so close to the condo was a big help too. The condo has a great view, very clean the owner was great to work with I had to change the arrival date a couple of times but Mr. Karl understood and I had no problem, we loved that we could take Bobo (our 6# Yorkie) with us a nice place to have a little downtime. Views from every room!

My husband and I spent 2 months in this condo. It was an end unit with beautiful views of the gulf. It was so nice to be able to bring our dog with us. There were many restaurants close and Walmart just a few miles away. Karl was very helpful and the staff in the office friendly. We loved having such easy beach access. Best possible gulf view!!!!!

Condo very comfortable and perfectly stocked kitchen. You can see the Ocean everywhere you are in condo. View takes your breath away when you first walk in. We saw 100's of Monarch Butterflies while we were there. They were nested just outside the balcony. Karl could not have been more helpful with the rental from beginning to end. I would highly recommend this condo for rental. Pier Park was great and we had dinner at Saltwater Grille 3 times. Just a great vacation!

This was our 2nd year staying at this condo. It is so relaxing and beautiful. Out every window is ocean and it is awesome!. Of course, my daughter has already booked us for next year. We can't wait. The place is very clean, has everything you might need, cooking, utensils, etc.. A very nice get away. Great for families. Great for relaxing and listening to the ocean. Love it. Karl and Ginny are awesome to work with.

A great place in Panama City Beach

The owner, Karl, was very helpful and accommodating throughout the process. We decided on very short notice to take a trip, and he made the process very easy. We were very pleased when we walked through the doors to the condominium. Windows span the entire family and eating area offering a spectacular view of the Gulf. It was great to sit on the balcony and watch the sunset. Access to the beach is extremely easy. We enjoyed taking long walks on the beautiful white sand. The condominium is very well equipped to provide a nice, relaxing stay. The kitchen has everything needed to make meals. All of the rooms are very spacious. The condominium is located far enough away from the center of activity, but yet close enough to walk to what is needed. It's a very short car ride to a nice shopping center or large grocery store. We would highly recommend Karl's place to anyone.

Love, Love, Love

This was the first-week long family vacation my family has ever had and we were so excited. First, the owner Karl was extremely helpful and gracious! I am in a wheelchair and Karl measured all doorways and personally checked access to the beach. I rented a power beach wheelchair for the week and was able to park and charge it under a covered area right outside the doorway going to the beach. The condo was clean, spacious, updated and the view was priceless! I had no trouble getting around the condo in my wheelchair. The pool area, grills and grounds were clean and loved the easy access to the beautiful beach. We had so much fun at night looking for sand crabs! The people were friendly and helpful. I can see why people keep coming back to this condo and owners! I highly recommend this condo and Dunes of Panama. Vacation get away May 2015

When we arrived at the condo everything was ready for us to enjoy our week. The condo was clean. Karla was very helpful and kind. We would highly rent this condo again. The view is the best view of the beach that you could ask for. Every room you can see the beach. Love this condo

We loved this condo! Beautiful views.

Karl's family have a wonderful condo. Each room has large window walls. Even rainy days are beautiful with those views. The open kitchen/living area is bordered on 2 walls of windows. Kitchen is small, but I wasn't planning on cooking a lot. There is a separate ice machine in the well equipped kitchen so no worries of running out of ice. The master bdrm was large and comfy. Plenty of drawer and closet space. The large bedroom window looks over the beach, but also walkway to water areas. So you have to be careful with mirrors and views. The 2nd bedroom has 2 lg beds and also has window wall. This beautifully furnished condo is on the 1st floor. That makes it just steps from the pool and beach areas. Step out the condo, make a right turn and you are going out to the walkway to water areas. We were occasionally briefly stunned when this walkway door slammed by the wind. The balcony has a gorgeous view and comfy furniture. You are on the front - end corner - so 2 directions of views over the beach and beautiful water. Everything was clean and maintained.

Karl is extremely helpful and attentive. He was quick to communicate via internet and phone. Always making sure everything was perfect. He had menus and recommendations for local restaurants and other helpful areas.

Plus, we were able to take our fur baby on vacation too. They had designated "doggie" areas which were maintained and convenient. We were in the area for our 40th anniversary and didn't realize it was Spring Break week when we booked. Our concerns were quickly put to rest by management. We saw only 2 instances of young men getting a little loud. It was handled extremely quick. We were on the quieter end of PCB.

This condo is perfect for a couple or a family. Everything is so convenient and easy.

Lovely Condo Close to Water

This condo is lovely and very roomy! Never stayed so close to the water - beautiful and relaxing! The condo was very clean and has been well maintained. The pool area is especially inviting. We would definitely recommend this property to anyone looking for a great beachfront stay! We really enjoyed Pier Park, which is nearby, and loved both Schooners and Captain Anderson's restaurants, which are close.

5 Star Condo

We thoroughly enjoyed our month at Karl and Ginny's condo. In fact, we think it's even nicer and roomier than the pictures on the website. Karl went above and beyond our expectations of a condo owner. He genuinely cared that we were happy with every facet of our stay. I highly recommend this condo it was clean and well maintained. The view of the beach was perfect. We really enjoyed the seafood at Dirty Dicks. Great Beach Escape

We have stayed at Carl and Ginnie’s condo several times; always love it. The condo is clean and well maintained, very spacious and comfortable, with new furniture in the living area. Beach views in every room, awesome view from the living room, kitchen, and dining areas. We love the easy access to the beach; no elevator needed, just a quick walk out the door and down a few steps. The owners are very responsive, easy to reach with questions if needed. Full laundry, large rooms, well-equipped kitchen, and convenient location to dining and shopping make this a great place to stay. We were able to bring our small dog with us; he knows the place and loves it too. Sure makes everything easier for us. We will stay here any chance we have!

Lots of windows and so close to the beach

We had our family of five stay a week at this condo. It was close to the beach and the pool. All in all we enjoyed our stay and would most likely be back. It was a little frustrating to have to continually ask the office for trash bags and dishwasher detergent.

Awesome condo!

The condo was awesome! Loved having coffee every morning on the balcony enjoying the gulf view and the sunsets from the balcony were breathtaking. Everything was comfortable. We ate at Capt. Happiness, beauty, and relaxation in one place!

This was our third year staying at Karl and Ginny's condo and I hope we have many more years of staying here! It was a special time for us this year, our 10 year anniversary, and we wanted to spend it in this beautiful place. We love this condo and long for it all the other weeks of the year that we can't be down there. The views are absolutely spectacular and the condo itself is spacious and very comfortable. It takes no time to make it a home away from home. We are homebodies, so the fact that we can just relax in the front room and have a panoramic view of the beach is wonderful. Truly surfside!

What a wonderful way to enjoy the beach and all the area has to offer. This is our second stay at Ginny and Karl's condo, and we loved it just as much as before. Clean, well equipped, pet friendly and so convenient. The first floor location is high enough to be above the parking and street, but only steps from the beach, no elevator ride required to hit the surf or the pools. The huge windows provide an awesome view of the beach throughout the condo. Even on a rainy day, it's fun to watch the surf, which is only a short walk away. The corner location gives you views out the kitchen as well. Nice balcony, too. This place is larger and more comfortable than most, and has all the amenities. We loved all the great restaurants nearby, especially the seafood! Highly recommend!

Even BETTER than what the pictures show!

By far, the best place we have ever stayed in PCB! We were expecting a lot from the description and the pictures, and boy did it deliver!! The views were awesome and beach access was super convenient and literally steps away from the condo door. Check in and check out was super easy. The management staff was very easy to deal with and the owners were fantastic. Karl was very helpful when booking the condo and continued to provide us with information about PCB as well as tips and tricks to make our stay even better. He even texted to make sure we arrived ok and that everything was as expected. He followed up on Tuesday to make sure things were still going well. And then again on the day we left to thank us for using his condo. Truly a great experience overall! The condo was spacious and comfortable. You can tell it has been remodeled and very well taken care of. There is even newer furniture than what some of the pictures show. The location of the condo was on the quieter end of PCB, but within easy driving distance of anything you would want to do. It's just a few minutes away from Captain Anderson's Marina or Ripley's/Wonderworks the other direction and only a short drive to Pier Park. The beach was beautiful and not crowded at all because this complex is not one of the huge high rise complexes that cause crowding at the beach. Your parking is in a gated area and made us feel very secure. My parents even came along and had a wonderful time. They are in their 60's (one just a few months outside of surgery for a broken leg) and loved the convenience to the beach! We also were able to bring our dog with us which made our stay even easier on us. My kids are 13 and 9 and loved every minute of our stay! Karl and Ginny definitely make sure you are taken care of...plenty of kitchen utensils, a wonderful ice maker, puzzles, books, dishes, games, and very comfortable furniture. Again..the best place in PCB we have ever stayed....couldn't have asked for more! Thank you Karl and GInny for sharing your wonderful condo with us!

THE PERFECT VACATION SPOT!

I found this condo on the internet. I was so lucky in my selection. It could not get any better than this place. How many times have you had trouble deciding whether to stay inside a condo or to go sit on the beach. When walking on the beach looking up at the other condominiums I knew I had made the best decision. I cannot imagine staying anywhere else in the future. Karl and Ginny had everything you could need on hand to make our stay pleasant. The Dunes of Panama staff were also very helpful and friendly. We are already looking forward to coming back next year.

Beautiful Condo!

This is the second time we've stayed at this condo and it's just beautiful! The master bedroom is so big and you just never want to get out of the bed cause it's so comfy. The condo is big with lots of room and a beautiful view off the deck looking at the gulf and then down the beach. The best thing about waking up in the morning is going out on the deck and drinking coffee, the view is awesome, I miss it already!

The owner is so nice and sends you a list of all the good places to eat and visit. He then makes a call after a few days to see if everything is good and you are happy with the condo. You couldn't ask for a better owner to rent from. I highly recommend this place and you will not be disappointed!

Indiana Visitor

The condo was just as described, spacious, bright, and with fantastic views from every room. Grounds were well kept and management staff very friendly. You have to see the view of the beach to believe it. The unit is conveniently located to everything you might need or want. Information provided by owner on restaurants was accurate. The meals we had at the suggested places were outstanding. I have already recommended this condo to relatives and friends and am planning a return trip.

Karl was extremely helpful prior to and during our stay. He provided some great insider information on places to eat, shopping, and things to do around the beach. You can stop spending countless hours searching for the best place to stay, because this is it! This was our 3rd time staying here and it never disappoints! There are so many great things to say about Karl's condo, so I'll try to hit them all: Location - Located in a quieter area of Panama City Beach but incredibly close to everything! Go Karts, Wonderworks, Putt Putt Golf, Ripleys, the Marina, Restaurants....are just a short few minute drive, but the area of this condo just seems quieter without all of the chaos of a high rise condo. Access to the beach - Want to head to the beach? Grab your stuff, walk out the door, down a short (and I mean short hallway) and step outside to walk down the stairs to the beach. Your feet are in the sand in less than a minute! There are super convenient hoses to spray off sand on the way up, or jump in the pool before heading back to your place. Ocean - If you've never experience the emerald green waters of the Gulf, this is the place to do it! The water is warm, clear and provides a massively gorgeous view while in the condo. Condo - It's the best, easy as that! 1st floor, 2 bedrooms, 2 bathrooms, laundry room, large living area and fabulous kitchen with everything you need! If you need it, it's there! And the view...oh, the view! You'll see! When you walk in, there is a gorgeous view of the beaches and ocean from every room in the condo! The pictures don't do it justice! There is also a large balcony with seating to enjoy the sounds of the ocean from the convenience of your condo. The owner - Karl is the best! His communication goes above and beyond what you would expect an owner to do. He really wants to make sure you enjoy your stay and does everything he can to ensure that you do! He checks in with you upon arrival, does a walkthrough of the condo with you on the phone, checks on you on your travel days and does his best to make sure you don't want or need anything! If you can't tell...we love this place! And we'll be back! And like I said, you can stop looking...go ahead and book, because I promise you, this place is a hidden gem and fills up fast! Family of 6 stayed in Karl's condo June 2017. Karl called to check on us when we arrived to make sure the condo was ok. Communication was really, really nice. The view was fantastic. We've been coming to PCB every summer for 12 years and have stayed in a LOT of condos but this was the BEST EVER. The ice maker was a big plus for us. Everything needed for cooking was there. The beds were comfortable and the view from the bedrooms was wonderful. Being on the floor just a few steps away from the walkway to the beach was convenient. No elevators required to get to the beach. Out the door a few steps to the ramp and you're on the beach. I can't say enough about the view! You get what you pay for and this was worth every penny. We hope to return in the very near future and we don't want to stay anywhere but THIS condo.

Love this Condo. We stayed here last August for the first time, we always stayed in Destin. This Condo made us Panama City Beach people now. The Condo has everything you need for a wonderful vacation. The views from every room are exceptional. You won’t need to bring anything, kitchen is well stocked, nice laundry room, and towels and linens are plentiful. Stay here once and you will be back.
