This condo checks all the most important boxes and I rarely leave reviews, but this condo and its owners are easily the best we’ve ever encountered. Cleanliness was remarkable. The extra touch for the kids was noticed immediately. The layout was perfect for 2 adults and 1 child, we could have brought another and there would have been no issues with space. The location is ideal and close to everything yet far enough from the night life that we could rest well. Palazzo was very well kept and elevators were never an issue, which can be an issue at other places. Parking is close and plentiful. The condo owners checked on us to make sure it all met expectations and I would not hesitate to rent from them again. All in all— top notch experience! Thank you to Dave and Nivena!

We cannot say enough about Unit 1704 and the overall experience at the Palazzo. From booking with Dave and Nivana … beginning, payments, instructions, accommodations, checkout … to the end … FIRST CLASS. We are senior adults and have stayed many places over the years … been back here now for several years … nothing has compared to this experience. The location and convenience to the parking, beach, shopping, and eateries… A PLUS. Dave and Nivana have outfitted this unit with everything one could need … beautifully decorated, clean and the 17th floor view … A PLUS. Palazzo has updated the showers, platform and steps down the beach … beautifully done and A PLUS. The pool area is spotless, beaches clean and almost private because of location … beach service and attendants professional and very helpful … A PLUS. We use the gym area and it is clean with a great view … A PLUS. Just a phenomenal place for the young with kiddos or just the old at heart like us. After staying here last year, my husband and I never considered staying anywhere else this year. This condo is beautifully decorated with all the amenities to make it feel like home (fully furnished kitchen, washer/dryer, huge TV’s). Large balcony overlooks the ocean and convenient parking under the condos. The condo was very clean and owner has great communication with guests. I highly recommend it!

Wow! We have now been blessed with Palazzo 1704 several times. And … literally it keeps getting better. David and his precious bride Nivana are true gifts of the Lord. They have made this condo a little bit if Heaven with all the amenities of home we could ask for. From booking to departure they are the best of the best. Communication with them is the best. We were blessed to celebrate this time 50 years of marriage this time and coming to the beach that many times as well. This literally was the very best. We are Senior adults and the Palazzo faculty is very senior adult friendly. From the plentiful and safe parking, elevators, gym, pool, balcony views, beach service and their professional and helpful staff … all 5 Star on steroids. The location of Palazzo is on the West end of PC and very convenient to Pier Park and all the restaurants, shopping and fun that a young family or Oldies like us could want. The beach is clean and like a private area. And we cannot say enough about 1704 and Gairhan’s… the 10 Star team and experience. We are planning two more trips soon. Thank you Gairhan’s for allowing us Oldies of 50 years to enjoy another amazing blessing of the Lord. Y’all are the Best !!!!

My husband and I were extremely happy with the accommodations of this condo. It had everything we needed to make our stay just like home (dishes, utensils, coffee maker etc.). I love the convenient parking under the building, the short walk to the beach and the umbrella/lounge chair service. The condo was very clean and neat; the owner checked on us upon arrival and made sure we had everything we needed. Great owners to work with… I highly recommend them!!

Words cannot fully express what a blessing it is to stay at Palazzo and especially unit 1704. We have stayed in this little piece of heaven a couple of times now … WOW - it literally gets better with each visit. The location - view - cleanliness - furnishings - staff - owners - and overall stay is literally 5 star on steroids. David and his precious wife are a joy to work with. The personal touches they incorporate into their home away from home keeps getting better with each trip. If we have a question or a need - they are always a phone call or text away. We have already booked another week this year and planning dates for 2023. BTW We are senior adults and this is certainly kid and family friendly as well as seniors. It’s a short few steps to the beach and only minutes to the best restaurants and Pier Park for shopping. The parking decks are perfect and the beach chairs are brand new this year and the attendants are very courteous and helpful. This is the first time we’ve stayed at White Sands at Palazzo but it definitely won’t be the last! Let me start by saying that David and Nivana, the condo owners, were amazing. They anticipated every question we might have and answered them in a really nice Welcome email. They are both extremely helpful and quick to reply. As for the condo, it was simply amazing! The decor was beautiful and felt very beachy. The furniture was comfortable and in perfect condition. The beds were also very comfortable! The kitchen is gorgeous and modern and was equipped with everything we could ever need! The view from the balcony is SPECTACULAR!!! I can’t to stay at White Sands again!!!

Wow!!! This was our second visit to White Sands @Palazzo 1704 and it just keeps getting better. David and Nivana are exceptional hosts and have outfitted this Condo with everything one could need to enjoy the sights and sounds of the beach. The decor inside and the view from the balcony are beautiful. The facility from parking, pool, gym, and beach are exceptional. If you should have an issue the owners are just a text or call away and always available from booking, checking in and out. If you are older as we are, everything is senior adult friendly from the parking to the room and room to the pool and beach. Thank you David and Nivana for allowing us to use your little piece of heaven. BTW We are already looking at dates for 2022. Be blessed and safe.

This place is the cleanest place I’ve ever stayed. The view is spectacular. The place is super updated! I will stay here again with no hesitation! Owner was always a phone call away, either answered the phone or called back within 5 minutes! We saw long lines of people checking into hotels from the road, we had none of that, we were given a code to the room and got right in at check in time; no delays, thanks Dave

The place had everything you need, from the giant tv’s in the living room and bedroom, to the washer & dryer, and a full kitchen. The decor is beautiful such a welcoming environment. The view from the balcony is phenomenal. Cleanest place I have ever stayed in before. The pool & hot tub over looks the ocean on the 5th floor which is awesome. The host were fabulous and very attentive with everything.

Wow! Words cannot begin to express how beautiful everything was at the Palazzo. The water - the sand - faculties from parking to the room .... Awesome! Condo 1704 ... WOW ??. From the front door to the balcony ... beautifully decorated to the glorious penthouse view. This condo has literally everything we needed for the week. So CLEAN and UPDATED. The kitchen was so well equipped it felt like home. Could literally go on and on. David and his wife were very helpful from booking to the trip back home. Will hopefully return soon. Perfect Condo for our family beach trip! We loved the location, close to stores and restaurants. Walked to Pier Park and an amazing top level ocean view. The kids enjoyed being right on the beach and using the pool. The kitchen had all the tools we needed on the nights we ate in, couldn't have asked for more! Palazzo is an upscale and elegant condominium located on the calm and desirable “West” end of Panama City Beach. Unlike any others in the area, Palazzo Condominiums is low density consisting of only 129 units – many occupied by long term residents – where the beach area is wide and not very crowded during the busy months. The beautiful and comfortable Palazzo opened in 2008, making it one of the newest buildings on the beach.

Palazzo’s premium location is only a little over a mile from the fabulous Pier Park – the lifestyle center and one of the most popular attractions of Panama City Beach. Winn-Dixie, CVS Pharmacy, gift shops and other local restaurants are conveniently located just across the street and short walking distance. The new Northwest Florida Beaches International Airport is just 12 miles away from the building! Palazzo is very close to the best Panama City Beach has to offer, but far enough from the traffic gridlocks and overcrowded areas.
Our beautiful condo has all the amenities and interior touches that guests need for a wonderful vacation. The condo is beautifully decorated on an expansive open floor plan totaling 1,026 sq.ft. of space, making it one of the largest 1 bedroom, 2 bath floor plans on the beach! Unit 1704 is the Penthouse with tile floors throughout, ten-foot ceilings, sliding balcony doors that reach from floor to ceiling and stretch almost the entire width of the condo, giving you a spectacular view of the gulf from the kitchen, dining and living areas. No noise above us!
The living room features crown molding has a leather sofa (a queen size sleeper) and an oversized recliner chair for comfort and relaxation. It has a HUGE 75” Flat screen Smart TV with FREE Cable. Bring the Xbox or PlayStation and hook right in!
A cozy counter high dining table with 2 chairs and a large breakfast bar with 4 swivel bar stools provide plenty of options for dining in. A fully accessorized kitchen with plenty of cabinets, stainless-steel appliances, granite counter tops and a large pantry offer everything you need for cooking and entertainment.
The Master Bedroom suite has a HUGE 65” Flat Screen Smart TV as well. The black-out drapes make sleeping in easy. The Bunk room off the hallway has an added door and it includes twin bunks for kids and teenagers (no adults in the bunk beds) and it has its own bathroom. It includes a TV and built in DVD Player for the kiddos as well as shelving and closet space. Both bathrooms have grab bars installed making it ADA friendly. We also provide a stackable washer and dryer in the unit for your convenience. The condo has a dehumidifier.
The view from the 17th floor balcony is amazing! Be ready for beautiful sunsets. Watch closely and you may spot dolphins and rays and other wildlife just offshore! The balcony has a high quality 3 bar stool height chairs and a high-top table for enjoying meals or drinks. In addition, there are 2 comfortable padded lounge chairs for chilling or just enjoying the sun.
FREE twin padded chaise lounge chairs and a large beach umbrella is included with the rental of this condo which saves you $40/day. The season runs from the first Saturday in March 6th thru October 15. FREE Wireless Internet is also provided.
Palazzo’s elevated gulf front pool and hot tub are located on the fifth level of the building, providing a spectacular view of the beach and gulf. The pool is heated seasonally and both pool/hot tub are open year-round. There are restrooms and vending machines at the same floor for your convenience. This floor also includes a beautiful lobby and a large meeting room with amazing views. Beach access is at the first parking level, featuring a decorative water feature and showers.
Work out on a treadmill, cycle, or elliptical while watching the stingrays or dolphins swim by! Our clean gym is also elevated and has huge glass windows facing directly at the gulf. There is also a large variety of weight equipment to select from.
Palazzo has four beach front levels of covered Gulf Front gated parking under the building - no need for massive parking garages with elevated walkways across the street. It is very convenient! Once you park, just walk over to one of the 3 elevators (rarely a wait) grab a luggage cart and the elevator takes you right to our front door on floor 17. There is an additional $40 per vehicle parking fee which is good for the entire length of your stay. There is also an additional Palazzo parking lot across the street for larger vehicles.
The sugar-white sand beaches of the Florida Panhandle are voted as some of the best in the world! The sand is so fine and clean it squeaks when you walk on it.
Some of the major attractions in the area are: Pier Park, State Highway 30A, Panama City Beach Winery, Sea Dragon Pirate Cruise, The Sea Screamer sightseeing boat, Island Time Sailing, Panama City Dive Charters, Adventures at Sea, Gulf World Marine Park, Shipwreck Island Water Park, Coconut Creek Family Fun Park, Signal Hill Golf Course, Shell Island, Dolphin Swim, Camp Creek Golf Club, ZooWorld Zoological Conservatory, Ripley's Believe It or Not, USFA Fastpitch Softball tournament, and Wonder Works.

• Check In is 4pm and Check Out 10am Central Time
• The $300 security deposit will not be charged as long as there is a satisfactory inspection of unit and (return of all wrist bands etc if applicable. 13% Tax Rate
• Strictly NO SMOKING at any of the common areas and balconies. NO SMOKING in the condo.
• NO PETS!!
• The RENTER MUST BE 25 YEARS OR OLDER TO RENT and renter must be staying in the condo during the entire rental period. ADULT/FAMILY RENTERS ONLY.
• Weekly rentals during the Peak seasons mid-May to Mid-September are SATURDAY to SATURDAY ONLY.
Our condo will be professionally cleaned after each departure with CDC approved cleaning products and procedures. Sheets, towels, and comforters are professionally laundered between guests. To provide sufficient cleaning time between guests, our check in hours is at 4pm and check out time is 10am. Early check in and late check out cannot be granted.
