Great location. House had everything we needed. Leah was great, she answered all our questions and always responded very quickly. We will definitely stay here again.

Leah was a great host. She answered our questions very quickly! My kids loved that the playground was just a few feet away. The whole neighborhood was kid friendly. Very easy to get to the beach. Pools were always clean. Beautiful area! We will definitely consider this house again. It’s out of the busy area of the neighborhood. Not a lot of traffic. Love the back porch!

Leah did a great job of communicating with us, and we found we had everything we needed when we arrived. The house was perfect for the 8 of us. Great to have the option of pool or beach. Enjoyed hiking at the state park, and great food close by! (We loved Indian Pass and Joe Mama's.). The beds were super comfortable. We had great sleep! Enjoyed sitting together on the porch for coffee in the morning, and cocktails in the evening. We will come again, and would recommend this spot to our friends and family.

Leahs place is perfect for a group of any size. It’s located right on the beach in a stunning and peaceful community. The house has everything you need for a beach week, from outdoor showers, to a grill, to extra beds. Leah was extremely accommodating and kind leading up to the stay, during the stay, and the check out process. This area is a hidden gem and anyone who gets a chance to spend time here should absolutely do so!

Neighborhood description
Barrier Dunes is a quiet, family-friendly neighborhood consisting of condos and a few cottages. Please respect our neighbors by keeping it down when the sun goes down. :)
Getting around
Cape San Blas is a bit of a hike from the two nearest airports (Panama City Beach and Tallahassee); its relatively remote location is part of the charm. :) A car is definitely recommended; there is parking for two vehicles at the house, and overflow parking around the corner on Parkside Circle. Bikes are also a great way to get around and there is a bike trail that runs the length of the peninsula.
Check-In/Check-Out Times: Check-in is 4:00 pm ET to allow us to ensure the house is cleaned to our high standards. Check out is 10:00 am ET for the same reason.
Barrier Dunes HOA: Our community is a quiet, family friendly neighborhood with a noise ordinance. No loud parties or blaring music is allowed--please be respectful of elderly neighbors and those with small children. Quiet hours are 10 pm through 7 am, although the area usually settles down even earlier :)
Age Requirements: No rental will be made to individuals under the age of twenty five (25) unless accompanied by a parent or guardian at all times or pre-approved by the host. Any reservation made under false pretenses will be subject to forfeiture of deposit and/or rental money.
Maximum Occupancy: The maximum number of guests is 11, unless the host provides an exception. If maximum occupancy is exceeded, you will may asked to vacate the property and forfeit all rental payments.
Reservations Canceled/Reservations Changed: Please read the cancellation policy as there will be no exceptions. We cannot afford to have guests booking and changing as we miss other booking opportunities
Damage: If you damage something by accident please just let us know so that it does not affect the next guest's stay or our reviews. Thank you!
Pets: Pets are not permitted on the premises due to the host's allergies. Guests found with a pet will be asked to leave immediately with no refund of rent or security deposit. Additional charges may apply for house cleaning, carpet cleaning and other damages.
Utilities: No compensation will be given for temporary outage of water, electricity, satellite, cellular, propane or internet services. Outages will be reported immediately and efforts will be made to have services restored as soon as possible. The operation and maintenance of these utilities is out of our control.
Non-Smoking Unit: Smoking is strictly prohibited inside. Your damage deposit will be forfeited and you will incur additional charges for cleaning, deodorizing, and/or painting if any evidence of smoking is found in your non-smoking unit.
Gas Grills: A gas grill is available for your enjoyment. As we do not live in the area we cannot guarantee the propane will be full--if for some reason it is not, we will reimburse you for any propane tank exchange upon presentation of a receipt.
Parking: Please park in the driveway. There is room for two vehicles. If you bring additional vehicles there is overflow parking within the Barrier Dunes community.
Linens: An initial linen supply (one set of towels including one bath towel, one hand towel, and one wash cloth per number of persons the property sleeps and one set of sheets per bed) will be provided.
Items You Need to Bring: Toilet tissue (we will provide initial rolls), bath soap, paper towels, detergent, dishwasher soap, garbage bags, foil, sharp knives, any special cooking utensils we may not have provided, coffee filters.
Indemnity: The owner cannot be liable for injuries resulting from any accident that may occur in or on the premises during guest occupancy. Owners are not liable for acts of theft, vandalism or damages to any guests’ personal property, or for items left in rental units, as well as no liability for errors or omissions.
