Property was nice and remodeled. The beach was nice and not crowded. We went for fall break and the weather was perfect. Appreciated the free chair service but the chairs were so far back from the water we really didn’t make use of them.

We had a great family beach vacation in this place. Quiet location, clean and well equipped condo and the beds were very comfortable. Only recommendation is to add blackout curtains in the guest bedroom to block out street lights and sounds/sun for kiddos :) Thanks for helping us have a great trip!

?As soon as you walk in, you will be greeted by a stunning open-concept floor plan and immediate Gulf views! Enjoy the comforts of the remodeled home with new furniture, fresh paint, new vanities, upgraded lighting fixtures, granite countertops, luxury vinyl plank flooring, and so much more!!?

?LIVING ROOM (1st floor)
The living room is the perfect place to relax after a day at the beach! Enjoy the views as you unwind on our comfortable new sleeper sofa. One of our favorite spots is our private balcony with a fresh cup of coffee and a good book! The stunning emerald-green waters and white sand beaches...it never gets old!
?KITCHEN & DINING (1st floor)
The kitchen has been tastefully designed and is fully equipped with everything needed for meal preparation during your visit. Keep the cook company at the kitchen bar, then enjoy dinner at your table for six, or you can enjoy a meal on the balcony. There is a guest half bathroom next to the kitchen. You have a full-size washer and dryer in the unit for your convenience.
?PRIMARY BEDROOM (2nd floor)
Decorated with soft, coastal colors, you will love relaxing here! Enjoy a comfortable king bed and an en-suite bathroom with a new walk-in shower and double vanity. Take in the views on the private balcony!
?2nd BEDROOM (2nd floor)
The guest bedroom features two twin beds! The guest bathroom features a new vanity and a shower/tub combo!
THE PERFECT LOCATION
?Ramsgate Harbour offers a community pool and deck with lounge chairs, grills, a covered picnic area, outdoor showers, and common area restrooms. Winn Dixie and Publix are within a short walk, and for dinner, Bayou Bill's Crab House is right across the street! You are only minutes to Carillon Beach, where you will find boutique shopping and restaurants. The beautiful Scenic Highway 30-A (Rosemary Beach, 30 Avenue, and Seacrest Beach are only minutes west of the condo. Or head east to Pier Park...a family favorite!
PARKING
? Maximum of 2 vehicles (strictly enforced). Guests must register online with the vehicle make and model. If picking up a rental car you may register once received. The parking fee is $35.00 per vehicle. A link to the registration portal will be emailed after the booking is complete. This must be completed or risk being towed at your expense. Please note; we must get a current email from you.
STARTER KIT
?Our property has a Starter Kit to get you through your first 24 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply bath towels, washcloths, and hand towels. We do not provide beach towels, laundry detergent, seasonings/spices, or liquid dishwashing detergent. Guests will need to replenish supplies as needed. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. Our condo is located on the 3rd floor and is a two-story building. The building is designed more like a townhome without elevators. This is a low-density building, and the beaches will be far less crowded!
Wi-Fi
? Our property provides a Resort Wi-Fi and a Private Network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

POOLS / HOT TUBS
? There is a community pool. No alcohol or glass is allowed near the pool/hot tub. You are not to use the hot tub (if one is onsite) if you have consumed alcohol or are pregnant. You are not permitted to add anything to the pool/hot tub, including bath salts, bath bombs, etc. Any damages or extra cleaning resulting from misuse or additives will incur damage fees of $500, including the total replacement cost. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! No jumping or sitting on the hot tub cover. Any damages to the cover will incur a damage fee of $500. Please note additional rules for more info.
GRILL
? Grills are not allowed on the balcony.
SECURITY
? Our property currently does have an entry camera. However, the resort does have cameras. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.
PETS
? Absolutely NO PETS. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.
BOOKING
? You must be 25+ to book
The person booking and paying for the reservation must be a group member staying at the property.
Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in.
No events or parties are allowed.
CHECK-IN/CHECK OUT
? Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.
EARLY ARRIVALS
? We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.
